January 2023 Market Statistics Summary

Although January showed the tourism figures returning close to pre-pandemic numbers, the real estate market shift is ongoing. In sales, Waikoloa Beach Resort led the way with 5 condo sales and Hualālai Resort led the single family home sale market with 2 sales, each over $12 Million. Properties continue to linger on the market for longer periods of time, and the majority of sales are closings at below asking prices.


Kohanaiki
Single Family Homes – One home sale was posted in Kohanaiki, selling at $5.2 million after one day on the market. The price was 100% of the Sale to Current Price and the price per square foot was $1,777.

Condominium Sales – There were no condominium sales in January, below are stats from July 2022


Kūki`o
Single Family Homes – There were no home sales in the month of November through January, below are stats from October 2022


Hualālai Resort
Single Family Homes – Two home sales closed in Hualālai Resort during the month of January after zero days on the market. The prices – $12.25M and $14.6M – represent an average of 98.8% of Sale to Current Price. Average price per square foot was $2,757.

Condominium Sales – There were no condominium sales in Hualālai during the month of January, below is the summary from December 2022.


Waikoloa Beach Resort
Single Family Homes – There were no single family home sales recorded in Waikoloa Beach Resort from May 2022 through January 2023, below are the stats from April 2022:

Condominium Sales – Five condominium sales – the most of any neighborhood – recorded in January. The units averaged 56 days on the market and pulled an average of 95.3% of the Sale to Current Price. Prices ranged from $795,000 to $1.18M. The average price per square foot on the units was $756.


Mauna Lani Resort
Single Family Homes – There were no single family home sales recorded in September 2022 through January 2023. Below is a summary of the first six months of 2022.

Condominium Sales – Three condominium sales closed in Mauna Lani Resort during January after an average of 52 days on the market. Prices averaged at 96.7% of Sale to Current Price and ranged from $1.175M to $1.275M. The average price per square foot for the units was $737.


Mauna Kea Resort
Single Family Homes – There were no single family home sales recorded for December and January. Below is the summary for November 2022.

Condos – One condominium sold in Mauna Kea Resort in the month of January for $5,638,050, 99% of the Sale to Current Price. The unit spent zero days on the market and the price per square foot was $2,122.
