August Sales Statistics for the Big Island Resort Areas

Resort real estate sales were slow in the month of August, perhaps partly a reflection of the flat visitor numbers during what is normally a fairly active month for vacationers. There were just four condo sales and four home sales to end the summer. Home sales were recorded in Kohanaiki, Mauna Lani Resort and Kona Hills. Condominiums sold in Waikoloa, Mauna Lani and Mauna Kea resorts. Despite the minimal sales numbers, days on the market remain low and prices are holding, with several sales at or close to 100% of the Sale/Current price.

Kohanaiki

Single Family Homes – Kohanaiki recorded one home sale during the month of August. The residence spent zero days on the market and sold for 100% of the Sale/Current Price or $14.5M. The land/building price per square foot average was $3,682.

Condominium Sales – There were no condo sales in from January through August, below are end-of-year stats May 2023.

Kūki`o

Single Family Homes – There were no homes sold in August, below are the statistics for July.


Condominium – There were no condo sales in January through August, below are end-of-year stats for 2023.

Hualālai Resort

There were no homes sold in August, below are the statistics for July.

Condominium Sales – There were no condo sales in July or August, below are stats for June 2024.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort January through August. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort saw two condominium sales in August with units averaging 97.80% of the Sale/Current price of $1.02M. They averaged 56 days on the market, with the price per square foot averaging $853.

Mauna Lani Resort

Single Family Homes – One home sale recorded in Mauna Lani Resort in August. The home sold for 100.20% of the Sale/Current price or $4,612,500 after 41 days on the market. The land/building cost per square foot was $1,965.

Condominium Sales – Mauna Lani Resort had a single condominium sale during the month of August at 92.5% of the Sale/Current price or $1.2M. The unit was on the market 88 days and the cost per square foot was $1,005.

Mauna Kea Resort

Single Family Homes – There were no single family home sales in July or August, below are stats for June 2024.

Condos – A single condominium sale recorded at Mauna Kea Resort for 98.10% of the Sale/Current price, or $2.6M. The unit spent 9 days on the market and the price per square foot was $1,255.

Kona Hills Estates and Hualālai Vistas

Hualālai Vistas:

There were no home sales in March through July, below are the stats for February.

Kona Hills:
Two home sales were recorded in the Kona Hills neighborhood in August. The Sale/Current price averaged 98.9% or $2,312,500. The homes averaged 19 days on the market and the land/building price averaged $791.
