Where Would I Go?

The number one complaint we hear in real estate is, “I would sell my home, but I don’t know where I would go!” This is because of the incredibly low inventory of re-sale homes in and around the Big Island. Earlier this month I wrote a blog talking about how we overcome this problem. I mentioned in the blog that we have a shadow inventory of homes for sale, we can also find homeowners willing to sell in a particular neighborhood or we can introduce you to the hottest new home communities.

 

Custom Homes

There is yet another option that a lot of people are talking about and that’s building custom and it’s not as expensive as you might think. We have relationships with a lot of builders that are both semi-custom and custom. They build in just about every price range from 500K to 5 million. We have had these relationships for years so we know the quality of their homes and the process well.

 

Creative Financing Options

In the last two years, we are introducing more and more of our clients to our builders. We find a piece of land that our customers want to buy, close on it and start working on the plans with our architects and builder. The lending industry has also made it easier for clients to go this route making land plus construction loans more affordable while you are still living in your current home. In most cases, you can stay in your current home until your new home in complete all the while you are only paying interest on the construction loan. Once complete, the construction loan converts to a fully amortized fixed or ARM (Adjustable Rate Mortgage) loan product.
