February Stats for Resort Areas of the Big Island of Hawaii

Real estate sales perked up in February with Mauna Lani Resort leading the way with eight condominium sales; Kūki`o was in the forefront of home sales with four closings. Condominium sales in Waikoloa Beach Resort were also brisk with six sales closing in February. Otherwise, there were single home sales in several of the resorts and high end neighborhoods, including Hualālai Resort, Mauna Lani Resort, Hualālai Vistas and Kona Hills. A single condominium sale in Hualālai Resort rounded out sales in February.

Kohanaiki

Single Family Homes – There were no sales during the month of February. Below are the stats for January.

Condominium Sales – There were no condo sales during the month of February. Below are the stats for January.

Kūki`o

Single Family Homes – There were four home sales in Kūki`o during the month of February. Prices ranged from $13.95M to $23M. The homes averaged 120 days on the market and averaged 89.10% of the Sale/Current Price. The price per square foot for land/building averaged at $4,761.

Condominium – There were no condo sales in January or February, below are end-of-year stats for 2023.

Hualālai Resort

Single Family Homes – One home sale closed in February at Hualālai Resort. The home spent zero days on the market and sold for $10.25M, 97.60% of the Sale/Current Price. The price per square foot for land/building was $2,336.

Condominium Sales – Hualālai Resort recorded one condominium sale in February at 101.10% of the Sale/Current Price or $10.625M. The unit spent zero days on the market; the price per square foot was $2,444.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort in January or February. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort recorded six condominium sales in the month of February. The transactions ranged in price from $700,000 to $1.375M, or an average of 97.90% of the Sale/Current Price, with the price per square foot averaging $796.

Mauna Lani Resort

Single Family Homes – One home sale recorded in the month of February at Mauna Lani Resort, closing at $5.35M or 93% of the Sale/Current Price. The home was on the market for 185 days, with the price per square foot, land/building, at $1,953.

Condominium Sales – February was a busy month of condominium sales at Mauna Lani Resort with eight closings. Prices ranged from $1.32M to $5.6M or an average of 98.15% of the Sale/Current price. The units averaged 17 days on the market, with a cost per square foot averaging at $1,174.

Mauna Kea Resort

Single Family Homes – There were no home sales in the month of February. Below are the stats for January:

Condos – There were no condo sales in January or February, below are end-of-year stats for 2023.

Kona Hills Estates and Hualālai Vistas

Hualālai Vistas:

There was one home sale in Hualālai Vistas in February; the home sold for $2,28M or 100% of the Sale/Current price, after 2 days on the market. The cost per square foot, land/building, was $834.

Kona Hills:
Kona Hills also recorded a home sale in February; the home sold for $2.185M or 99.30% of the Sale/Current price after 109 days on the market. The cost per square foot, land/building, was $877.
