Ask The Hawai`i Team About Their Renovation Program and How You Can Earn More Money Selling Your Home!

A customer contacted me saying they were maybe interested in selling their condo in Waikoloa Beach Resort. They wanted to know what I thought it was worth, so I took a trip down to preview the condo. The unit was in rough shape because it had been used as a short-term vacation rental for some time. The whole place really needed some updating and a refresher. I told the seller; in its current condition the property was worth about $1 million. The seller said they really were interested in getting much more. I told them I would bring by one of my buyers who is on the island and in the market to look at it and see if they might want to purchase it “as is”. The buyers liked the layout, and the location, but not its current condition. The buyers thought it was worth about $950K or $975K at best. I relayed this information to the potential sellers knowing they wanted much more and suggested we discuss my renovation program. I basically told them I thought we could put around $50 or $60,000 into the unit and freshen up the entire place. Not only would it help it sell quicker, but I thought we could get maybe another $150,000 in purchase price. That’s easy math and a lot of people would spend $50,000 to gain $100,000, but did they really want to go through a renovation, managing vendors, and a remodel when they were off island? I told them not to worry, that I would manage the entire remodeling project, that I had ALL MY OWN contractors and vendors, and we could accomplish the remodel in two months. Easy decision for the sellers …let’s do it, they said.

The timeline was to meet with contractors, get bids, and pick out materials all in the month of August. Then, start the demo and remodel Sept 1st, be done Oct 31st, take pictures and be in the MLS by Nov 3rd. We hit every deadline!

We went on the market Nov 3rd, backed by several days of extensive marketing, and kicked off the weekend with back-to-back open houses on Saturday and Sunday. The marketing was so good and so successful we hosted 80 people through the open house in two days (50 on Saturday and 30 on Sunday). By the end of the weekend, we had three offers, all of them over asking price. So here is how the math broke down:

Pre reno value: $1 million
Final Renovation Cost: $60,000
List Price after Reno: $1,250,000
Final Purchase Price: $1,270,000

Yes, we got $20,000 over asking price! Better yet, my sellers realized an extra $210,000 in their pocket. This was all accomplished with The Hawai`i Teams Renovation Program.
