July Market Update for the Big Island Kohala Coast

July real estate sales were moderate in both the condominium and single family home markets. The resorts nearest Kona – Kohanaiki, Kūki`o and Hualālai – recorded seven home sales; Kohanaiki led the way with four of those sales. The northern resorts – Waikoloa, Mauna Lani and Mauna Kea – closed on eight condominium sales in July, with Waikoloa Beach Resort leading the way with six sales. Days on the market remain low and prices are holding, with several sales at 100% or more of the Sale/Current price.

Kohanaiki

Single Family Homes – Four home sales were recorded at Kohanaiki during the month of July. The residences averaged zero days on the market and all sold for 100% of the Sale/Current Price. The land/building price per square foot average was $2,635.

Condominium Sales – There were no condo sales in from January through July, below are end-of-year stats May 2023.

Kūki`o

Single Family Homes – Two residences sold at Kūki`o in July, averaging 89.95% of the Sale/Current Price, or $13.75M and $36.5M respectively. The homes averaged 74 days on the market with average price per square foot of land/building at $3,502.


Condominium – There were no condo sales in January through July, below are end-of-year stats for 2023.

Hualālai Resort

Single Family Homes – One home sale closed at Hualālai Resort in July at 102.9% of the Sale/Current price or $9.010M. The residence spent zero days on the market and its price per square foot was $2,424.

Condominium Sales – There were no condo sales in July, below are stats for June 2024.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort January through July. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort led the way in condominium sales in July, recording six closings. The units ranged in price from $945,000 to $2.1M, or an average of 98.67% of the Sale/Current price. They averaged 57 days on the market, with the price per square foot averaging $1,058.

Mauna Lani Resort

Single Family Homes – There were no single family home sales in June or July, below are the stats from May.

Condominium Sales – A single condominium sale recorded at Mauna Lani during the month of July at 100% of the Sale/Current price or $3.295M. The unit was on the market two days and the cost per square foot was $1,323.

Mauna Kea Resort

Single Family Homes – There were no single family home sales in July, below are stats for June 2024.

Condos – A single condominium sale recorded at Mauna Kea Resort for 100% of the Sale/Current price, or $6.7M. The unit spent 9 days on the market and the price per square foot was $2,496.

Kona Hills Estates and Hualālai Vistas

Hualālai Vistas:

There were no home sales in March through July, below are the stats for February.

Kona Hills:
There were no home sales in June or July, below are the stats for May.
