Market Stats for the Big Island in September 2023

September represented the slower season for the real estate market with continued light sales in the resort communities up and down the Kohala Coast. Condominiums, with their potential for vacation rental, continue to be the popular choice for buyers, with a total of 13 sales in September. There was just one home sale recorded and one residential lot sale. Waikoloa Beach Resort led the way in condominium sales, closing seven. Five condominium sales closed in Mauna Lani Resort and Mauna Kea Resort closed one condominium sale.


Kohanaiki

Single Family Homes – There were no home sales in July through September, below are the stats for June.

Condominium Sales – There were no condominium sales in Kohanaiki in June through September, below are the stats for May 2023.


Kūki`o

The sole sale in Kūki`o during the month of September was a 35,806-square-foot residential lot. It was purchased for $7.68M after 541 days on the market and at 87.70% of the Sale/Current Price. The average price per square foot was $244.

Condominium Sales – There were no condo sales from March through September, below are stats for February 2023.


Hualālai Resort

Single Family Homes – There were no single family home sales in June through September, below are the stats from May 2023.

Condominium Sales – There were no sales in May through September, below are the stats from April 2023.


Waikoloa Beach Resort

Single Family Homes – There were no single family home sales recorded in Waikoloa Beach Resort from May 2022 through September 2023, below are the stats from April 2022:

Condominium Sales – Waikoloa Beach Resort led the way in sales during the month of September with seven condominium transactions; Sale/Current Prices averaging at 99.03%, or $1.310M to $875,000. The units averaged 34 days on the market, with the average price per square foot for the units at $776.


Mauna Lani Resort

One home sale was recorded at Mauna Lani Resort in the month of September at a price of $7.707M. This price represented 91.70% of Sale/Current Price. The home was on the market for 96 days and the per square foot price of land/building was $2,287.

Condominium Sales – Five condominium sales closed in Mauna Lani Resort in September, with prices ranging from $1.575M to$2.75M, or 97,12% of Sale/Current price. The units were on the market an average of 40 days and the average price per square foot was $974.


Mauna Kea Resort

Single Family Homes – There were no single family home sales recorded from December through September. Below is the summary for November 2022.

Condominium Sales – There was a single condominium sale in Mauna Kea Resort during September. The unit spent zero days on the market and brought in 96.10% of the Sale/Current Price, or $1.130M. The price per square foot for the condominium was $762.


Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales during the month of September. Below are the stats for July 2023.
