“What Am I Paying For?”

These days, with all the discussions about commissions in the news, the new real estate rules, etc. every consumer is asking themselves the same question, which is, “what am I paying for?” I think it’s an excellent question and a question every real estate agent should be prepared to answer for their potential clients. Everyone wants to know they’re receiving value.

I list a lot of homes on the Kona Coast and I get asked the question of “what we charge for a commission” all the time. I tell my potential clients let’s answer that question with this, “what if you could hire a real estate agent like me, who has an excellent success record, and what if could pay for myself? Is that something you would do?” The answer is always, “yes, that is something we would do.” And I say, “well, when you hire the Hawai`i Team, I not only pay for myself I earn you more money as well.” The next question is obviously, “how you do that? “Here is the secret sauce:

If you look at the MLS statistics for the last 12 months and the body of work of all the realtors on this island, you will see they are selling homes at 93% of list to purchase price. That’s how all my colleagues are performing. However, if you look at the homes The Hawai`i Team represented in 2023, we sold those homes at an average of 98% of list to purchase price. Keep in mind, 2024 was supposed to be a down market for everyone; however the homes we are representing this year are selling at 99% of list to purchase price. We are outperforming last year in a market that is supposed to favor buyers.

So, let’s do a hypothetical here. If a real estate agent like me was charging you 2.5% to represent you on the sale of your home and you were offering another 2.5% to the agent bringing the buyer, then the total cost to you would be 5%. If we are selling homes at a rate of 6% higher than the rest of our colleagues in the market, then I not only have paid for myself, but we’ve made you an extra one percent you would not have had otherwise. I know a lot of agents say, if you hire me, I’ll sell your house at a higher price in a shorter amount of time. However, very few agents have the data to back that statement up. We do.
