October Market Statistics for The Big Island

October real estate activity in the resorts was light in both condo and home sales. Waikoloa Beach Resort led the condominium sales with five, followed by Mauna Lani Resort with three and a single condo sale in Mauna Kea. Two home sales were recorded in Hualālai Resort and a single home sale was made in Mauna Lani. For the most part, days on the market for condos and homes continue to be low and prices are holding at 90%-plus of the Sale/Current prices.

Condominium – There were no sales in September or October, below are the statistics for August.

Hualālai Resort

Single Family Homes – Two home sales were recorded in Hualālai Resort in October. Sales averaged 95.70% of the Sale/Current price or an average of $15M. Days on the market for the homes averaged 18 days and the average price per square foot, land/building, was $3,660.

Condominium Sales – There were no sales in October, below are the statistics for September.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in June through October, below are the stats for May 2025.

Condominium Sales – Five condo sales recorded in Waikoloa Beach Resort in October with prices ranging from $780,000 to $3,149,000 or an average of 97.68% of the Sale/Current Price The units averaged 90 days on the market with the price per square foot averaging at $867.

Mauna Lani Resort

Single Family Homes – There was a single home sale in Mauna Lani in October. The home sold, after being on the market 34 days, for $4.4M or 98.20% of the Sale/Current Price. Cost per square foot for land/building was $1,507.

Condominium Sales – Three condo sales closed in Mauna Lani in October, with prices ranging from $1.265M to $2.2M or an average of 97.80% of the Sale/Current price. Days on the market for the units averaged 221 days and the average price per square foot was $860.

Mauna Kea Resort

Single Family Homes – There were no home sales in October, below are the stats for September.

Condos – One condominium sale was recorded in Mauna Kea Resort in October for 100% of the Sale/Current price or $9.3M. The unit was on the market for zero days and the price per square foot was $3,465.

Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales in October, below are the stats for September.
