Big Island Resort Area November Real Estate Stats

November real estate sales activity in the resorts continued to be light in both condo and home sales. The highlights of the month were the sale of five condominiums in Mauna Lani and the sale of a home in Kohanaiki for $23M. In other activity, there was a home sale in the Hualālai Vistas neighborhood and single condominium sales in Kohanaiki and Waikoloa Beach Resort. Days on the market for these condos and homes varied from zero to almost a year, however, prices are holding at close to 90%-plus of the Sale/Current prices.

Kohanaiki

Single Family Homes – Kohanaiki recorded one home sale in the month of November. The residence sold for $23M or 88.40% of the Sale/Current price after 101 days on the market. The price per square foot, land/building, was $4,188.

Condominium Sales– There was one condominium sale at Kohanaiki in the month of November. The unit, which was on the market for 325 days, sold for $4.3M or 94.50% of the Sale/Current price. The price per square foot was $1,806.

Kūki`o

Single Family Homes – There were no sales in August through November, below are stats for July.

Condominium – There were no sales in September through November, below are the statistics for August.

Hualālai Resort

Single Family Homes – There were no sales in November, below are stats for October.

Condominium Sales – There were no sales in October or November, below are the statistics for September.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in June through November, below are the stats for May 2025.

Condominium Sales – One condo sale recorded in Waikoloa Beach Resort in November bringing 97.90% of the Sale/Current Price or $685,000. The unit was on the market for 127 days and the price per square foot was $796.

Mauna Lani Resort

Single Family Homes – There were no home sales in November, below are stats for October.

Condominium Sales – Five condo sales closed in various neighborhoods of Mauna Lani Resort in November, with prices ranging from $1M to $3.3M or an average of 94.12% of the Sale/Current price. Days on the market for the units averaged 136 days and the average price per square foot was $1,030.

Mauna Kea Resort

Single Family Homes – There were no home sales in October or November, below are the stats for September.

Condos – There were no condo sales in November, below are stats for October.

Kona Hills/Hualālai Vistas

Single Family Homes – There was a home sale in the Hualālai Vistas neighborhood in November. The residence sold after zero days on the market for $2.145M or 85.90% of the Sale/Current price. The price per square foot, land/building, was $840.
