Hualālai Resort Pending and Contingent Properties

Located on the Kona-Kohala Coast, this 865-acre, Five-Star Four Seasons property features pristine white sand beaches and a black-lava landscape. The master-planned residential community includes access to the resort’s Hualalai Club which includes the 18-hole, Jack Niklaus-signature championship golf course, tennis, watersports, as well as the resort’s world-class dining and spa. The first coffee was planted in Kona by missionary Samuel Ruggles in the late 1820s. These first Arabica trees were a perfect match. Kona, with its rich volcanic soil, hardworking family farmers, and perfect climatic conditions, helped create an industry that is alive and thriving in the 21st century. Raising coffee in Kona has always been laborious because everything – from planting to picking – is done by hand. The first coffee plantations were owned by Caucasians and worked by Native Hawaiians and Chinese laborers. During the 1880s and early 1890s, Japanese immigrants began their coffee legacy in these same Kona fields. Today, many Kona farmers can lay claim to being fifth-generation coffee farmers. Coffee is an economic mainstay of Kona, where farmers continue the tradition and honor their heritage with every harvest. The industry gave rise to Hawai`i’s oldest food festival, the Kona Coffee Cultural Festival, which honors Kona’s cultural heritage and recognizes the coffee pioneers, farmers, and artisans.

There were no homes sold from June through September. One home sale closed in Hualālai Resort in May for $12M or 96% of the Sale/Current price. The residence spent zero days on the market and the price per square foot for the land/building was $2,939.

There were two condo sales in the month of September. With minimal days on the market, the units closed at $8.6M and $9.985M, averaging 97.85% of the Sale/Current Price. Average price per square foot was $2,871.

Twelve residences sold in Hualālai Resort in 2024. Prices ranged from $7.250M to $23M, with an average sales price of $11,225,833.42, or 97.99% of Sale/Current Price. The homes averaged 38 days on the market and average price per square foot, land/building, was $2,858.

Sales on 12 condominiums closed at Hualālai in 2024, with prices ranging from $3M to $10.625M; the average sales price was $4,803,416.67. The units spent an average of 1 day on the market, commanding an average of 101.88% of Sale/Current Price. Per square foot prices averaged out at $1,906.
