April Market Stats for Big Island Resort Areas

Condominium sales remained brisk in April; Waikoloa Beach Resort led the way with eight closings, followed by Hualālai Resort (5), Mauna Lani Resort (4) and Mauna Kea Resort (2) respectively. Just five home sales were recorded in April at the resorts; Hualālai Resort (3) and Mauna Kea Resort (2). The Sale/Current price continues to be strong though days on the market varied.

Kohanaiki

Single Family Homes – There were no sales during the months February through April. Below are the stats for January.

Condominium Sales – There were no condominium sale in Kohanaiki in April. Below are the stats for March.

Kūki`o

Single Family Homes – There were no home sales in March or April, below are stats for February.

Condominium – There were no condo sales in January through April, below are end-of-year stats for 2023.

Hualālai Resort

Single Family Homes – Sales closed on three homes in Hualālai Resort in April, averaging 98.37% of the Sale/Current price or an average price of $14,016,667. The homes were on the market for an average of 32 days and the average price per square foot was $2,941.

Condominium Sales – There were five condo sales in Hualālai Resort in April. All sold after zero days on the market and brought in an average of 99.94% of the Sale/Current price or an average price of $4,175,800. The average price per square foot was $1,729.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort January through April. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – It was a busy month for condominium sales in Waikoloa Beach Resort with eight closings in April. The transactions ranged in price from $957,000 to $1.795M, or an average of 99.60% of the Sale/Current Price. The units were on the market an average of 30 days, with the price per square foot averaging $976.

Mauna Lani Resort

Single Family Homes – There were no sales during the month of April. Below are the stats for March.

Condominium Sales –Four condominium sales closed at Mauna Lani Resort in April with prices ranging from $1.165M to $2.719M or an average of 99.35% of the Sale/Current price. The units averaged 67 days on the market, with a cost per square foot averaging at $993.

Mauna Kea Resort

Single Family Homes – Two residences sold in Mauna Kea Resort in April, at an average of 94.55% of the Sale/Current price, or $7,047,500. The homes were on the market for an average of 235 days and the price per square foot was $2,168.

Condos – Mauna Kea Resort recorded two condo sales in April. The units spent an average of 86 days on the market before selling. They brought in 99.15% of the Sale/Current price, or $2,175,500. Price per square foot for the units averaged at $1,352.

Kona Hills Estates and Hualālai Vistas
