April Sales Statistics for the Kohala Coast

Condominium sales picked up in April with eight units closing in Mauna Lani Resort, followed by five closings in Waikoloa Beach Resort and two in Hualālai Resort. Home sales were led by Mauna Kea Resort with two closings, followed by single home sale closures in Hualālai, Mauna Lani and Kona Hills. Days on the market continue to be low and the Sale/Current prices are holding in the 90%-plus range.

Single Family Homes – There were no sales in April, below are stats for March.

Condominium Sales – There were no sales in April, below are stats for March.

Kūki`o

Single Family Homes – There were no sales in April, below are stats for March.

Condominium – There were no sales in April, below are stats for March.

Hualālai Resort

Single Family Homes – One home sale closed in Hualālai Resort in April for $17.5M or 95.80% of the Sale/Current price. The residence spent zero days on the market and the price per square foot for the land/building was $3,441.

Condominium Sales – There were two condo sales in Hualālai Resort in April, with units averaging 99.05% of the Sale/Current price or $4,497,500. The condos spent zero days on the market and the price per square foot averaged at $2,010.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in the month of January or February. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort recorded five condominium sales in April with units averaging 98% of the Sale/Current price or an average price of $1.188M. On the market an average of 81 days, the units’ price per square foot averaged $827.

Mauna Lani Resort

Single Family Homes – A single home sale closed in Mauna Lani Resort after 19 days on the market for a price of $7.25M or 91.80% of the Sale/Current price. The price per square foot for land/building was $2,130.

Condominium Sales – April condominium sales were brisk in Mauna Lani Resort, with eight units closing. The units averaged 97 days on the market and brought 97.11% of the Sale/Current price or $2,216,250. The average price per square foot was $1,131.

Mauna Kea Resort

Single Family Homes – Two home sales were recorded in Mauna Kea Resort in the month of April. The units averaged 38 days on the market and brought an average of 101.40% of the Sale/Current price or an average price of $6,797,500. The average price per square foot for land/building was $2,055.

Condos – There were no condo sales in March or April, below are the stats for February 2025.

Kona Hills/Hualālai Vistas

Single Family Homes – One home sale closed in Kona Hills in the month of April. The home spent 53 days on the market and brought $3.125M or 94.60% of the Sale/Current price. The price per square foot for land/building was $611.
