August Sales Statistics for the Big Island Resort Areas

Real estate activity was spotty during the month of August, but slightly up over the month prior. Mauna Lani Resort led the way in condominium sales with three closings, followed by Mauna Kea Resort with two and single condo sales in Kohanaiki, Kūki`o and Waikoloa Beach Resort. The two home sales recorded are located Kohanaiki. Despite the low activity, for the sales which did take place the days on the market continue to be low and prices are holding.

 

Kohanaiki

Single Family Homes – Two home sales were recorded in Kohanaiki during August. The residences averaged at $8,000,000 of the Sale/Current price or 97.50%. Days on the market averaged 156 and the average price per square foot (land/building) was $2,314.

Condominium Sales – Kohanaiki recorded a single condo sale in August at $5,150,000, which was 100% of the Sale/Current price. The unit was on the market zero days and the price per square foot was $1,664.

Kūki`o

Single Family Homes – There were no sales in August, below are stats for July.

Condominium – A single condo sale recorded in Kūki`o in August after zero days in the market. It brought 97.50% of Sale/Current price or $14M. The price per square foot was $4,955.

Hualālai Resort

Single Family Homes – There were no home sales in June through August, below are the stats for May.

Condominium Sales – There were no condo sales in May through August, below are the stats for April.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in June through August, below are the stats for May 2025.

Condominium Sales – One condo sale was recorded in Waikoloa Beach Resort in August after 74 days on the market. The unit sold at 94.10% of the Sale/Current price or $1.69M and the price per square foot was $1,363..

Mauna Lani Resort

Single Family Homes – There were no single family home sales in May through August, below are stats for April

Condominium Sales – Mauna Lani led the way in condominium sales in the month of August with closings on three units. The Sale/Current price averaged at 96.94% or $1,384,333.34. The units averaged 147 days on the market and the price per square foot averaged $873.

Mauna Kea Resort

Single Family Homes – There were no home sales in May through August, below are the stats for April.

Condos – Two condominiums sold in Mauna Kea Resort in August, averaging 97.65% of the Sale/Current price or $3,297,500. The units spent an average of 66 days on the market and the price per square foot averaged $1,453.

Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales in July or August, below are the stats for June
