August’s Market Stats for the Resort Areas of Hawaii

Sales continued to be light in the resort communities during the month of August. Up and down the Kohala Coast, just 11 condominium sales closed, with Waikoloa Beach Resort leading the way with six sales. There were three home sales – two at Kūki`o and one at Mauna Lani Resort. Buyers are scooping up sales at just below or at asking price.


Kohanaiki

Single Family Homes – There were no home sales in August, below are the stats for June.

Condominium Sales – There were no condominium sales in Kohanaiki in June through August, below are the stats for May 2023.


Kūki`o

There were two home sales in August at Kūki`o. Both homes spent zero days on the market, averaging 93.70% of Sale/Current Price. The average price per square foot of land/bldg. for the homes was $3,940.

Condominium Sales – There were no condo sales from March through August, below are stats for February 2023.


Hualālai Resort

Single Family Homes – There were no single family home sales in June through August, below are the stats from May 2023.

Condominium Sales – There were no sales in May through August, below are the stats from April 2023.


Waikoloa Beach Resort

Single Family Homes – There were no single family home sales recorded in Waikoloa Beach Resort from May 2022 through August 2023, below are the stats from April 2022:

Condominium Sales – Six condominium sales closed in Waikoloa Beach Resort during the month of August bringing an average price of $1,041,666.67, or 99.55% of Sale/Current Price. The units averaged 14 days on the market, with the average price per square foot for the units at $826.


Mauna Lani Resort

Single Family Homes – One home sale was recorded at Mauna Lani Resort in the month of August at a price of $4,494,750. This is 91.70% of Sale/Current Price. The home was on the market for 57 days and the price per square foot for land/bldg. was $2,088.

Condominium Sales – There were four condominium sales in Mauna Lani Resort in August. The Sale/Current price averaged $1,995,875 or 99.18%. The units were on the market an average of 28 days and the average price per school foot was $1,145.


Mauna Kea Resort

Single Family Homes – There were no single family home sales recorded from December through August. Below is the summary for November 2022.

Condominium Sales – There was a single condominium sale in Mauna Kea Resort during August. The unit spent just 4 days on the market and brought in 100% of the Sale/Current Price – $2,550,000. Price per square foot for the condominium was $1,208.


Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales during the month of August. Below are the stats for July 2023.
