December 2022 Market Statistics Summary

December continued to reflect the downtrend in the market with just a few condominium sales recording in the resort neighborhoods. No home sales were closed in any of the resorts in the month of December, with just four of the resorts recording condominium sales. Mauna Lani Resort led the way with the sale of five units, followed by Waikoloa Beach Resort with two condominium sales. There was one condominium sale each in the Hualālai and Mauna Kea resorts.


Kohanaiki
Single Family Homes – there were no SFH sales in September thru December. Below are the August statistics.

Condominium Sales – There were no condo sales in August through December, below is the summary from July.

Kūki`o
Single Family Homes – there were no SFH sales in November or December, below is the summary from October

Hualālai Resort
Single Family Homes – there were no SFH sales in September through December. Below are the August statistics.

Condominium Sales – One condominium sold in the month of December at 101.5% of the Sale to Current Price or $3.3M. The unit spent 4 days on the market and the average price per square foot was $1,970.

Waikoloa Beach Resort
Condominium Sales – Two condominium sales recorded in December, both at 100% of the Sale to Current Price, after being on the market an average of 33 days. Closing prices were $795,000 and $895,000, with the price per square foot for these units averaging at $670.

Mauna Lani Resort
Single Family Homes – There were no single family home sales recorded in September through December. Below is a summary of the first six months of 2022.

Condominium Sales – For the second month, Mauna Lani Resort led the way in condominium sales with deals closing on five units. Prices averaged at 98% of Sale to Current Price and ranged from $1.085M to $1.8M. The units were on the market an average of 70 days and unit price per square foot averaged out at $807.

Mauna Kea Resort
Single Family Homes – There were no single family home sales recorded for December. Below is the summary for November 2022.

Condominium Sales – Condos – One condominium sold in Mauna Kea Resort in the month of December for $2.375M – 93.2% of the Sale to Current Price. The unit spent 83 days on the market with a price per square foot of $1,207.

Kona Hills/Hualālai Vistas
Single Family Homes – There were no single family home sales in October through December, below is the summary for September.

There were no home sales in Kona Hills, below is a summary of the first six months of 2022.
