February 2023 Real Estate Market Statistics

Condominium sales continued to lead the way on the Kona-Kohala Coast in February, with just one single family home sale at Mauna Lani Resort. Mauna Lani also led the way in condo sales, chalking up five. Hualālai Resort and Waikoloa Beach Resort recorded three condominium sales each and Kūki`o posted one condominium sale.


Kohanaiki
Single Family Homes – There were no sales in February, below are January statistics.

Condominium Sales – There were no condominium sales since July 2022, below are those stats.


Kūki`o
Single Family Homes – There were no home sales in the month of November through February, below are stats from October 2022

Condominium Sales – Kūki`o posted one condo sale in February. The unit spent zero days on the market and sold for $5.9M or 84.9% of Sale to Current Price. The price per square foot was $3,284.


Hualālai Resort
Single Family Homes – There were no single family home sales in February, below are stats from January.

Condominium Sales – Three condominium sales recorded in February after an average of two days on the market. Sale prices ranged from $4.378M to $8.3M, averaging 101.2% of the Sale to Current Prices; the price per square foot averaging at $1,743.


Waikoloa Beach Resort
Single Family Homes – There were no single family home sales recorded in Waikoloa Beach Resort from May 2022 through February 2023, below are the stats from April 2022:

Condominium Sales – Three condominium sales recorded in February, with prices ranging from $850,000 to $1.075M. The units averaged 75 days on the market and pulled an average of 94.8% of the Sale to Current Price. The average price per square foot on the units was $728.


Mauna Lani Resort
Single Family Homes – The lone single family home sale in a Kohala Coast resort recorded at Mauna Lani Resort. After 137 days on the market, the home sold for $8.2M, 91.6% of the Sale to Current Price. The price per square foot was $2,194.

Condominium Sales – Five condominium sales closed in Mauna Lani Resort during February. Sale prices ranged from $1.12M to $2.91M, an average of 100.3% of the Sale to Current Price. The units spent an average of 36 days on the market. The average price per square foot for the units was $799.


Mauna Kea Resort
Single Family Homes – There were no single family home sales recorded from December through February. Below is the summary for November 2022.

Condominium Sales – There were no sales in February, below are stats from January.


Kona Hills/Hualālai Vistas
Single Family Homes – There were no single family home sales in October through February, below is the summary for September.

There were no home sales in Kona Hills, below is a summary of the first six months of 2022.
