February 2026 Market Statistic Summaries

Sales activity was slim in February with one home sale each in Kūki`o and Mauna Lani Resort. Condo sales fared a little better with one sale each in Kūki`o and Hualālai, two condo sales in Mauna Kea, three condo sales in Mauna Lani and five condo sales in Waikoloa Beach Resort. Prices continue to hold firm and a majority of the homes/units were on the market for 90 days or less.

Kohanaiki

Single Family Homes – There were no home sales in the month of February, below are the stats from January 2026.

Condominium Sales – There were no condo sales in the month of February, below are the stats from December 2025.


Kūki`o

Single Family Homes – There was one home sale in Kūki`o in February, closing at 93.10% of the Sale/Current price, or $15.375M. The home was on the market for 399 days, with a price per square, foot land/building, of $3,840.

Condominium Sales – One condo sale closed in Kūki`o in February for $10.8M or 93.90% of the Sale/Current Price. The unit spent zero days on the market and the price per square foot was $5,290.


Hualālai Resort

Single Family Homes – There were no home sales in the month of February, below are the stats from November 2025.

Condominium Sales – Hualālai Resort recorded one condo sale in February for 100% of the Sale/Current Price or $3.995M. The unit spent four days on the market and the price per square foot was $2,381.


Waikoloa Beach Resort

Single Family Homes – There were no home sales in the month of February, below are stats from May 2025.

Condominium Sales – Waikoloa Beach Resort led condo sales in February with five closings in February. The units averaged $1,931,800 or 97.20% of the Sale/Current Price. They spent an average of 69 days on the market and the price per square foot averaged $1,161.


Mauna Lani Resort

Single Family Homes – Mauna Lani Resort recorded one home sale in February at a price of $10.7M, or 94.60% of the Sale/Current Price. The home was on the market for 80 days and the price per square foot, land/building, was $2,925.

Condominium Sales – Mauna Lani Resort recorded three condo sales in February with an average price of $1.47M, or 97.11% of the Sale/Current Price. The units averaged 120 days on the market and the average price per square foot was $853.

Condominium Sales – Two condo sales closed in Mauna Kea Resort in the month of February, averaging 96.55% of the Sale/Current Price or $3.1M. The units averaged 44 days on the market and the average price per square foot was $1,388.
