February Sales Stats for the Big Island Resort Areas

With the exception of Kūki`o, all the resorts showed some sales activity in February. Single digit home sales were reorded in Kohanaiki, Mauna Lani Resort and Kona Hills; Hualālai led the way with three home sales. In the condominium market, Kohanaiki and Waikoloa Beach Resort recorded three sales each, followed by two sales each in Mauna Lani and Mauna Kea resorts and a single condominium sale in Hualālai Resort. Inventory continues to be limited, supporting the strong Sale/Current price and minimal days on the market.

 

Kohanaiki

Single Family Homes – There was one home sale in Kohanaiki for $8.1M, 100% of the Sale/Current Price. The home was on the market for zero days with a $2,234 price per square for land/building.

Condominium Sales – Kohanaiki recorded three condo sales in its Hinahina neigborhood during the month of February. Prices on the units ranged from $4.6M to $5.25M, an average of 98.94% of the Sale/Current Price. The condos averaged 81 days on the market and the price per square foot averaged $2,263.

Kūki`o

Single Family Homes – There were no home sales in the month of January or February, below are the 2024 year-end statistics.

Condominium – There were no condo sales in February, below are the stats for January 2025.

Hualālai Resort

Single Family Homes – Three home sales closed in Hualālai Resort in February. Ranging in price from $10.5M to $17.995M, the residences spent an average of 39 days on the market and averaged 94.34% of the Sale/Current prices. The price per square foot for the land/building averaged $3,588.

Condominium Sales – Hualālai Resort closed the sale of one condominium in February for $9.125M. The unit spent 0 days on the market and sold for 100% of the Sale/Current price. The price per square foot was $2,555.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in the month of January or February. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort saw three condominium sales in February with units averaging 90.17% of the Sale/Current price or $1.170M. They were on the market an average of 86 days, with the price per square foot averaging $815

Mauna Lani Resort

Single Family Homes – One home sale closed in Mauna Lani Resort in February for 94.20% of the Sale/Current Price or $4.9M. The home was on the market for 94 days and the price per square foot for land/building was $1,759.

Condominium Sales – Two condominium sales closed at Mauna Lani in February, averaging 50 days on the market and drawing 93.50% of the Sale/Current price or $1.228M and $2.2M respectively. The average price per square foot was $919.

Mauna Kea Resort

Single Family Homes – There were no home sales recorded in January or February. Below are the 2024 year-end statistics.

Condos – Two condominium sales closed at Mauna Kea Resort. The units averaged 98.30% of the Sale/Current price or $2.85M and $4.195M respectively. They averaged 88 days on the market and the price per square foot averaged $1,542.

Kona Hills/Hualālai Vistas

Single Family Homes – One home sold in Kona Hills in the month of February for $2.35M or 94.50% of the Sale/Current price. The home was on the market for 268 days and the price per square foot was $891.
