January 2025 Sales Statistics for the Big Island Resort Areas

Waikoloa Beach Resort led real estate sales in January with closings on six condominiums, followed by two condominium sales in Hualālai Resort and Mauna Kea Resort, single condo sales in Kohanaiki and Kūki`o. There was one home sale apiece in Hualālai, Mauna Lani Resort and Kona Hills. The Sale/Current prices were strong and many of the sales recorded with the home or unit spending zero days on the market.

 

Kohanaiki

Single Family Homes – There were no home sales in the month of January, below are the 2024 year-end statistics.

Condominium Sales – Kohanaiki recorded one condo sale in the month of January for $4,664,063, Or 94.20% of the Sale/Current Price. The condo was on the market for 7 days and the price per square foot was $2,120.

Kūki`o

Single Family Homes – There were no home sales in the month of January, below are the 2024 year-end statistics.

Condominium – One condominium sale closed in the month of January at 85.70% of the Sale/Current price or $10.25M. The unit spent zero days on the market and the price per square foot recorded at $5,639.

Hualālai Resort

Single Family Homes – One home sale closed in Hualālai Resort in January. The residence spent 0 days on the market and sold for 100% of the Sale/Current price or $14.69M. The price per square foot for the land/building was $3,329.

Condominium Sales – Two condo sales closed in Hualālai Resort in January. Both residences spent 0 days on the market and sold for 100% of the Sale/Current price or $5.075M and $8.5M respectively. The price per square foot for the land/building averaged $2,169.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in the month of January. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort saw six condominium sales in January with units averaging 96.90% of the Sale/Current price or $1,279,283.34. They averaged 48 days on the market, with the price per square foot averaging $923.

Mauna Lani Resort

Single Family Homes – One home sale closed in Mauna Lani Resort in January for 90% of the Sale/Current Price or $10.8M. The home was on the market for just 4 days and the price per square foot for land/building was $2,809.

Condominium Sales – There were no condo sales recorded in the month of January. Below are the 2024 year-end statistics.

Mauna Kea Resort

Single Family Homes – There were no home sales recorded in the month of January. Below are the 2024 year-end statistics.

Condos – Two condominium sales closed at Mauna Kea Resort both at 100% of the Sale/Current price or $2M and $5.8M respectively. The units averaged 17 days on the market and the price per square foot averaged $1,729.

Kona Hills/Hualālai Vistas

Single Family Homes – One home sold in Kona Hills in the month of January for $2.08M or 94.7% of the Sale/Current price. The home was on the market for 2 days and the price per square foot was $459.
