January Market Stats for Big Island Resort Areas

Single sales in most of the resorts was the norm during January, the exception being Waikoloa Beach Resort where six condominium sales closed. Kohanaiki recorded one home sale and one condominium sale and three of the other resorts – Mauna Kea, Hualālai and Kūki`o – each had one home sale apiece. The continued low inventory is reflected by the short periods of time any of the product was on the market.

Kohanaiki

Single Family Homes – A single home sales recorded in Kohanaiki during the month of January, bringing 100% of
the Sale/Current price, or $13.5M. The home spent zero days on the market and the price per square
foot was $3,685.

Condominium Sales – One condominium sale was recorded at Kohanaiki in January. The unit brought
96% of the Sale/Current price, or $4.2M, after being on the market for just 38 days. The price per square
foot for the condominium was $2,237.

Kūki`o

Single Family Homes – One residence in Kūki`o sold during the month of January after zero days on the market at 86% of the Sale/Current Price or $20M. The price per square foot for land/building was $4,769.

Condominium – There were no condo sales in January, below are end-of-year stats for 2023.

Hualālai Resort

Single Family Homes – One home sale closed in January at Hualālai Resort. The home spent zero days on the
market and the Sale/Current Price was 86.80% or $8.6M. The price per square foot for land/building was $2,555.

Condominium Sales – There were no condo sales in January, below are end-of-year stats for 2023.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort in January. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort recorded six condominium sales in the month of January, with each of the sales happening in a different neighborhood. The transactions ranged in price from $770,000 to $1.875M, or an average of 99.65% of the Sale/Current Price, with the price per square foot averaging $952.

Mauna Lani Resort

Single Family Homes – There were no single family homes sold in January. Below are stats from end-of-year 2023.

Condominium Sales – There were no condo sales in January, below are end-of-year stats for 2023

Mauna Kea Resort

Single Family Homes – One home sale recorded in Mauna Kea Resort in the month of January after 53 days on the
market. The home price was $6.75M or 96.40% of the Sale/Current price. Cost per square foot,
land/building, was $2,181.

Condos – There were no condo sales in January, below are end-of-year stats for 2023.

Kona Hills Estates & Hualālai Vistas
