July 2025 Sales Statistics for the Big Island West Coast

July real estate activity continued to be slow in the resorts along the Kona-Kohala Coast, with just a single home sale in Kūki`o and five condominium sales – two each in Mauna Lani Resort and Waikoloa Beach Resort and one at Kohanaiki. On the upside, these properties were on the market for 65 days or less and the Sale/Current price continues to hold.

 

Kohanaiki

Single Family Homes – There were no sales in April through July, below are stats for March.

Condominium Sales – Kohanaiki recorded a single condo sale in July at $5,150,000, which was 100% of the Sale/Current price. The unit was on the market zero days and the price per square foot was $1,664

Kūki`o

Single Family Homes – Kūki`o recorded one home sale in July for $10M, or 91.30% of the Sale/Current price. The residence was on the market for 57 days and the price per square foot land/building was $2,731.

Condominium – There were no sales in April through July, below are stats for March.

Hualālai Resort

Single Family Homes – There were no home sales in June or July, below are the stats for May.

Condominium Sales – There were no condo sales in May through July, below are the stats for April.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in June or July, below are the stats for May 2025.

Condominium Sales – There were two condo sales in the month of July which sold at an average of 96.85% of the Sale/Current prices, or $1,002,000. The units averaged 14 days on the market and price per square foot averaged $845.

Mauna Lani Resort

Single Family Homes – There were no single family home sales in May through July, below are stats for April

Condominium Sales – Mauna Lani recorded two condominium sales in the month of July, averaging 94.55% of the Sale/Current price or $1,948,750. The units averaged 60 days on the market and the price per square foot averaged $1,333.

Mauna Kea Resort

Single Family Homes – There were no home sales in May through July, below are the stats for April.

Condos – There were no condo sales in July, below are the stats for June

Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales in July, below are the stats for June
