July Market Statistics Summaries

Sales along the Kona/Kohala Coast are following the same trend as previous months with more price reductions than increases and, with a few exceptions, most sales are closing below asking price.

Inventory is still at a premium with very few new listings becoming active each day. Itʻs no surprise that Waikoloa Beach Resort sold the most properties, seven sales, all of which were short term rentable condominiums. Mauna Lani and Kohanaiki each had one sale of a condominium property. Kona Hills Estates won the single-family home category with just one sale.

Single Family Homes – There were no Single Family Home sales in July

Condominium Sales – One condominium unit sale recorded in the month of July at 100% of the Sale to Current price of $4.595M. The unit spent zero days on the market and the price per square foot averaged at $2,040.

Kūki`o
There were no sales recorded in July. Below is the sales summary for the first six months of 2022.

Hualālai Resort
Single Family Homes – There were no single family home sales recorded in the month of July

Condominium Sales – A single condominium sale in the month of July. It closed at 100% of the Sales to Current Price, $2.51M after zero days on the market. The price per square foot was $926

Waikoloa Beach Resort
Single Family Homes – There were no single family home sales recorded in the month of July.

Condominium Sales – Waikoloa Beach Resort recorded seven condominium sales in July. The units averaged 10 days on the market and pulled an average of 100.7% of Sale to Current Price; Sales Prices ranged from $850,000 to $1.6M. Price per square foot averaged at $889.

Mauna Lani Resort
Single Family Homes – There were no home sales recorded in the month of July.

Condominium Sales – The sale of one condominium closed in July at $1.35M, after 12 days on the market, at 101.6% of Sale to Current Price. Price per square foot averaged at $750.

Mauna Kea Resort
Single Family Homes – There were no home or condominium sales recorded in July. Below is the sales summary for the first six months of 2022.

Kona Hills/Hualālai Vistas

Single Family Homes – A single home sale recorded in Kona Hills in July. On the market for 122 days, the home brought 94.7% of the Sale to Current Price at $1.7M. Price per square foot was $688. There were no home sales in Hualālai Vistas. There were no Condominium Sales.
