July’s Market Statistics for the Resort Areas of Hawaii

The summer season is generally lighter in the West Hawai`i real estate market and July was no exception. A lone home in the Kona Hills subdivision and less than a dozen condominiums highlighted the resort and high-end market sales. Mauna Lani Resort led the way with seven condominium sales; an additional three in Waikoloa Beach Resort and one condo closing in Mauna Kea Resort rounded out the month.


Kohanaiki

Single Family Homes – There were no home sales in July, below are the stats for June.

Condominium Sales – There were no condominium sales in Kohanaiki in June or July, below are the stats for May 2023.


Kūki`o

Single Family Homes – There were no home sales in July, below are the stats for June.

Condominium Sales – There were no condo sales from March through July, below are stats for February 2023.


Hualālai Resort

Single Family Homes – There were no single family home sales in June or July, below are the stats from May 2023.

Condominium Sales – There were no sales in May through July, below are the stats from April 2023.


Waikoloa Beach Resort

Single Family Homes – There were no single family home sales recorded in Waikoloa Beach Resort from May 2022 through July 2023, below are the stats from April 2022:

Condominium Sales – Three condominiums closed in Waikoloa Beach Resort during the month of July after averaging 85 days on the market, with prices ranging from $910,000 to $1.45M. These prices averaged out to 98% of the Sale/Current Price. The average price per square foot for the units was $911.


Mauna Lani Resort

Single Family Homes – There were no home sales in March through July, below are stats for February 2023.

Condominium Sales – Mauna Lani Resort led the way in condominium sales in July with seven units closing. Sales prices were an average of 96.80% of Sale/Current Price and prices ranged from $1.025M to $2.65M. Days on the market averaged 92 and price per square foot at $992.


Mauna Kea Resort

Single Family Homes – There were no single family home sales recorded from December through July. Below is the summary for November 2022.

Condominium Sales – One condominium sold in the Uplands of Mauna Kea Resort in July after 2 days on the market. The unit closed at 99.70% of Sale/Current Price or $3.665M; $1,460 per square foot.


Kona Hills/Hualālai Vistas

Single Family Homes – One home sale was reported in the Kona Hills subdivision. The residence was on the market for 43 days and sold for $1.535M or 90.30% of Sale/Current Price; $567 per square foot.
