June Sales Stats for Big Island Resort Areas

Sales slowed in June in both the condominium and single family home markets. There were just seven condominium sales in June; three sales in Hualālai and two sales apiece in Mauna Lani and Waikoloa Beach resorts. There were just two home sales in the resort neighorhoods, one in Kohanaiki and the other in Mauna Kea Resort. However, days on the market remain low and prices are holding.

Kohanaiki

Single Family Homes – There was one home sale at Kohanaiki during the month of June. The residence spent zero days on the market and sold for 100% of the Sale/Current Price or $9.025M. The land/building price per square foot was $3,280.

Condominium Sales – There were no condo sales in June through May, below are end-of-year stats May 2023.

Kūki`o

Single Family Homes – There were no home sales March through June, below are stats for February.

Condominium – There were no condo sales in January through June, below are end-of-year stats for 2023.

Hualālai Resort

Single Family Homes – There were no home sales in June, below are the stats for May 2023.

Condominium Sales – Three condo sales closed in Hualālai Resort in June. All of them spent zero days on the market and brought in an average of 105.54% of the Sale/Current price or an average price of $4,516,666.67. The average price per square foot was $1,756.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort January through June. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Condominium sales in Waikoloa Beach Resort slowed in June with just two closings. The units ranged in price from $945,000 to $2.5M, or an average of 94.35% of the Sale/Current Price. They averaged 30 days on the market, with the price per square foot averaging $1,111.

Mauna Lani Resort

Single Family Homes – There were no single family home sales in June, below are the stats from May.

Condominium Sales – Mauna Lani Resort recorded two condominium sales in the month of June. Prices averaged at $1,753,500, an average of 97.10% of the Sale/Current price. The units averaged 24 days on the market, with an average cost per square foot of $933.

Mauna Kea Resort

Single Family Homes – Mauna Kea Resort recorded a single home sale in June for $7M, 93.30% of the Sale/Current price. The home was on the market for 169 days and the price per square foot land/building was $1,730.

Condos – Mauna Kea Resort had no recorded condo sales in May or June, below are the statistics for April.

Kona Hills Estates and Hualālai Vistas

Hualālai Vistas:

There were no home sales in March through June, below are the stats for February.

Kona Hills:
There were no home sales in June, below are the stats for May.
