March Market Statistics for the Kohala Coast

Real estate activity was sluggish in the month of March with a slowdown in condominium sales; however, there was a small uptick in home sales. Kohanaiki led activity with the sale of four homes and two condominiums. Kūki`o followed with two home sales and one condo sale. Other home sales were two in Mauna Kea Resort and one in Hualālai Resort. Mauna Lani and Waikoloa Beach Resort recorded just two condominium sales apiece in March.

 

Kohanaiki

Single Family Homes – There were four home sales in Kohanaiki during March with prices averaging $6,712,500 or 99.31% of the Sale/Current Price. The homes averaged 56 days on the market with an average of $2,241 per square foot for land/building.

Condominium Sales – Kohanaiki recorded two condo sales during the month of March. Prices on the units were $3.8M and $4.5M; The units averaged 88.20% of the Sale/Current Price. The condos averaged 156 days on the market and the price per square foot averaged $2,023.

Kūki`o

Single Family Homes – Two home sales closed in Kūki`o in the month of March. The homes spent an average of 32 days on the market and prices averaged 82.60% of the Sale/Current price or $21.925M. Price per square foot for land/building averaged $5,362.

Condominium – One condominium sale closed in Kūki`o in March, bringing 89.90% of the Sale/Current price or $10.75M. The unit spent zero days on the market and the price per square foot was $3,924.

Hualālai Resort

Single Family Homes – One home sale closed in Hualālai Resort in March for $16.25M or 100% of the Sale/Current price. The residence spent zero days on the market and the price per square foot for the land/building was $3,522.

Condominium Sales – There were no condo sales in March, below are the stats for February 2025.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in the month of January or February. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort recorded two condominium sales in March with units averaging 98.60% of the Sale/Current price or an average price of $2,522,500. They were on the market an average of 147 days, with the price per square foot averaging $1,541.

Mauna Lani Resort

Single Family Homes – There were no home sales in March, below are the stats for February 2025.

Condominium Sales – Two condominium sales closed at Mauna Lani in February. The units averaged 50 days on the market and drew 93.50% of the Sale/Current price or $1.228M and $2.2M respectively. The average price per square foot was $919.

Mauna Kea Resort

Single Family Homes – Two homes in the Waiulaula neighborhood of Mauna Kea Resort sold in the month of March after an average of 58 days on the market. The closings brought an average of 98.45% of the Sale/Current price or an average price of $5,292,500. The average price per square foot for land/building was $1,586..

Condos – There were no home sales in March, below are the stats for February 2025.

Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales in March, below are the stats for February 2025.
