March Sales for Hawaii Big Island Resort Areas

Condominium sales in the Waikoloa Beach and Mauna Lani resorts were moderately busy in March with six sales in Mauna Lani and five in Waikoloa Beach Resort. Otherwise, there were single condo sales in Mauna Kea Resort and at Kohanaiki. The sole single family residential sale was in Mauna Lani Resort; the home – on the market for 267 days – sold for 100% of asking – $21 million.

Kohanaiki

Single Family Homes – There were no sales during the month of March. Below are the stats for January.

Condominium Sales – There was one condominium sale in Kohanaiki in March. The Hale Alani unit sold for $5.5M, 100% of the Sale/Current price. It spent zero days on the market and price per square foot was $2,429.

Kūki`o

Single Family Homes – There were no home sales in March, below are stats for February.

Condominium – There were no condo sales in January through March, below are end-of-year stats for 2023.

Hualālai Resort

Single Family Homes – There were no home sales in March, below are the stats for February.

Condominium Sales – There were no condo sales in March, below are the stats for February.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort January through March. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Condominium sales in Waikoloa Beach Resort were brisk in March with five closings in four of the resort’s neighborhoods. The transactions ranged in price from $875,000 to $1.175M, or an average of 100.34% of the Sale/Current Price. The units were on the market an average of 36 days, with the price per square foot averaging $850.

Mauna Lani Resort

Single Family Homes – One home sale recorded in the month of March at Mauna Lani Resort, closing at $21M, 100% of the Sale/Current Price. The home was on the market for 267 days, with the price per square foot, land/building, at $3,984.

Condominium Sales – Condominium sales at Mauna Lani Resort continued to be lively with six closings in
March. Prices ranged from $1.689M to $5.7M or an average of 98.5% of the Sale/Current price. The units averaged 49 days on the market, with a cost per square foot averaging at $1,310.

Mauna Kea Resort

Single Family Homes – There were no home sales in February or March. Below are the stats for January:

Condos – There was a single condominium sale in Mauna Kea Resort in March. The unit spent five days on the market before selling at 100% of the Sale/Current price, or $2.7M. Price per square foot was $1,279.
