May Sales Statistics for the Big Island Resort Areas

Apart from condominium sales in Mauna Lani and Waikoloa Beach resorts, real estate activity along the Kona-Kohala Coast was light. Mauna Lani Resort led the market with six condominium sales, followed by three in Waikoloa Beach Resort and one in Mauna Kea Resort. Single-family home sales were minimal, with just one transaction each in Waikoloa Beach and Hualālai resorts. Overall, property prices have remained stable, though days on the market varied.

Hualālai Resort

Single Family Homes – One home sale closed in Hualālai Resort in May for $12M or 96% of the Sale/Current price. The residence spent zero days on the market and the price per square foot for the land/building was $2,939.

Condominium Sales – There were no condo sales in May, below are the stats for April.

Waikoloa Beach Resort

Single Family Homes – One home sale was recorded in the Waikoloa Beach Resort for $8.75M, 88.80% of the Sale/Current price, after 174 days on the market. The price per square foot for land/building was $2,238.

Condominium Sales – Waikoloa Beach Resort recorded three condominium sales in May with units averaging 97.34% of the Sale/Current price or an average price of $1.335M. On the market an average of 158 days, the units’ price per square foot averaged $1,010.

Mauna Lani Resort

Single Family Homes – There were no single family home sales in May, below are stats for April

Condominium Sales – May condominium sales in Mauna Lani led the way on the Kohala Coast with six closings. The units averaged 107 days on the market and brought an average of 96.20% of the Sale/Current price or $2,363,166.67. The average price per square foot was $1,152.

Mauna Kea Resort

Single Family Homes – There were no home slaes in May, below are the stats for April.

Condos – A single condo sale was recorded in Mauna Kea Resort in May, closing at 100% of Sale/Current price or $8M. The average price per square foot was $2,981.

Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales in May, below are the stats for April.
