October 2023 Market Stats for Big Island Resort Areas

The slower season for the real estate market continued in October with very few sales in the resort communities up and down the Kohala Coast. Just five condominiums sold in October; Mauna Lani led the way with four of those sales. A sole condominium sale occurred in Waikoloa Beach Resort. There was a small upswing in home sales, with four sales closing – one each in Mauna Lani Resort, Kūki`o, Hualālai Vistas and Kona Hills.


Kohanaiki

Single Family Homes – There were no home sales in July through October, below are the stats for June.

Condominium Sales – There were no condominium sales in Kohanaiki in June through October, below are the stats for May 2023.


Kūki`o

One residence in Kūki`o sold during the month of October after zero days on the market and at 100% of the Sale/Current Price or $12.5M. Price per square foot for land/building was $2,434

Condominium Sales – There were no condo sales from March through October, below are stats for February 2023.


Hualālai Resort

Single Family Homes – There were no single family home sales in June through October, below are the stats from May 2023.

Condominium Sales – There were no sales in May through October, below are the stats from April 2023.


Waikoloa Beach Resort

Single Family Homes – There were no single family home sales recorded in Waikoloa Beach Resort from May 2022 through October 2023, below are the stats from April 2022:

Condominium Sales – A sole condominium sold in Waikoloa Beach Resort in October. It was on the market for one day and sold at 100% of the Sale/Current Price of $933,000. Price per square foot was $759.


Mauna Lani Resort

Single Family Homes – one home sold in Mauna Lani in October. It was on the market for 12 days and sold at 95% of the Sale/Current Price of $11.9M. Price per square foot was $2,481.

Condominium Sales – Four condominium sales closed in Mauna Lani Resort in October, with prices ranging from $995,000 to $1.84M, an average of 98.75% of Sale/Current price. The units were on the market an average of 71 days and averaged a per square foot price of $923.


Mauna Kea Resort

Single Family Homes – There were no single family home sales recorded from December through October. Below is the summary for November 2022.

Condominium Sales – There were no condominium sales in Mauna Kea Resort during October. Below is the summary for September 2023.


Kona Hills/Hualālai Vistas

Single Family Homes – There were two home sales in these neighborhoods in October, one in Hualālai Vistas and the other in Kona Hills.

The Hualālai Vistas residence sold at 97.8% of the Sale/Current Price, $2.3M, after being on the market for 16 days. Price per square foot for land/building was $920.

The Kona Hills home was on the market for 147 days before selling at 97.10% of the Sale/Current Price of $1.7M. Price per square foot for land/building was $538.
