October Real Estate Sales Stats for The Big Island of Hawaii

There was a sprinkling of Real Estate sales in the Resorts in October. Two home sales and one condominium sale closed Hualālai Resort. Waikoloa Beach Resort and Mauna Lani Resort each recorded three condominium sales; there was one condominium sale in Mauna Kea Resort and one home sale in Hualālai Vistas. Sale/Current prices are holding, while days on the market vary.

Condominium Sales – There were no condo sales in from January through October, below are end-of-year stats May 2023.

Condominium – There were no condo sales in January through October, below are end-of-year stats for 2023.

Hualālai Resort

Single Family HomesTwo home sales closed in Hualālai Resort during October following an average of 158 days on the market. The average home price was $7.875M or 98.55% of the Sale/Current price. The average price per square foot for the land/building was $2,844..

Condominium Sales – One condominium sale was recorded at Hualālai Resort in October for 106.80% of the Sale/Current price or $3.58M. The unit was on the market for three days and the price per square foot was $1,884.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort January through October. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort saw three condominium sales in October with units averaging 98.11% of the Sale/Current price or $1,171,333.34. They averaged 97 days on the market, with the price per square foot averaging $855.

Mauna Lani Resort

Single Family Homes – There were no single family homes sold in September and October, below are the statistics for August.

Condominium Sales – Three condominium sales closed in Mauna Lani Resort in October. The units ranged in price from $1.31M to $3.695M, averaging at 95.27% of the Sale/Current price. The units averaged 59 days on the market at a cost per square foot of $984.

Mauna Kea Resort

Single Family Homes – There were no single family home sales in July through October, below are stats for June 2024.

Condos – A single condominium sale recorded at Mauna Kea Resort in October for 96.10% of the Sale/Current price, or $1.725M. The unit spent 57 days on the market and the price per square foot was $1,165.

Hualālai Vistas:

One home sold in the Hualālai Vistas neighborhood in October following zero days on the market. The residence brought 95.80% of the Sale/Current price, or $2.3M. The price per square foot,land/building, was $946.

Kona Hills:
There were no sale in the month of October, below are the stats for August.
