I am more and more excited about all the improvements we are bringing to our property management company, Big Island Stays. One of the things we are setting out to do is redefine how short-term vacation rental properties are managed. We want to disrupt the old traditional methods and bring a much higher level of service, greater income and more accountability for all our homeowners. So today I want to share with you a few of the exciting upgrades that are coming to Big Island Stays. These are just a handful of the enhancements that are motivating so many homeowners to move from their existing traditional property management company to our new and innovative approach.
- There are two ways of advertising your short-term vacation rental. Most property management companies take a passive advertising approach, meaning your property is posted on Airbnb or VRBO and they just hope somebody’s going to find your property when they do a search. I call that “hope’a hope’a” land because it’s essentially a listing syndication and they hope somebody lands on your listing. The other and better way to advertise short term vacation rentals is through active advertising. This is what we’re undertaking at Big Island Stays. We are actively taking your property and putting it into the inbox of the consumer. We’re doing this through aggressive email marketing campaigns, but more importantly, we’re seeing a lot of results in paid advertising through Facebook, Instagram and Google ads. We are running ads for our properties in 5 to 10 of the major feeder cities on the mainland and the ads we’re paying for are producing big-time results for our clients. Don’t get stuck in “hope’a hope’a” land with your property management company. Make sure you are with a company which is engaged in active advertising.
- No doubt about it, today’s consumers want multiple ways to pay for their future reservation, and they want it to be even more convenient. So, at Big Island Stays we’re rolling out various payment options. For instance, a guest could use our ACH function and have the money withdrawn directly from their bank account, thereby avoiding any credit card fees. Now customers can pay via Venmo or they can pay via PayPal. There’s another new feature where people can pay now or pay later. Sort of like a payment plan, which gives the consumer greater flexibility and guarantees the homeowner their income.
- Beginning July 1, Big Island Stays will be offering an enhanced insurance program. As it stands, all renters are required to purchase renters insurance, but to be honest with you a lot of these insurance companies aren’t very good. They put a cap on how much they’ll pay out; say for instance they will pay just $1,500 per incident. And trying to get them to pay a claim is tedious and cumbersome. Big Island Stays is moving to a much better model of insurance, where we will be able to provide a greater amount of coverage for our homeowners without any red tape or waiting. We’re super excited about our new insurance program.
- Finally, this seems like a small detail, but really, it’s a big deal to people. Effective immediately, all Big Island Stays rentals will feature three-ply Costco toilet paper. That’s right, we’re sparing no expense because this crap matters. You don’t have to worry about checking into a short-term vacation rental, and finding that thin, one-ply toilet paper that you can read the newspaper through. It’s only the best for our customers and their bum. Enjoy!
