Surrounded by lava flows and over 1.5 miles of uninterrupted white sand beachfront, Kohanaiki sits on 450 acres on the Kona Coast. May Day celebrations, as we know them, with the royal courts dressed in their island colors, wearing their island lei, find their origin in the first lei contest held on May 1, 1928, and ever after referred to as Lei Day. In 1927, author Don Blanding and a fellow “Honolulu Star-Bulletin” newspaper writer named Grace Tower Warren came up with the idea of honoring the tradition of the lei, which they thought was in decline. The first Lei Day was held on May 1, 1928, and was a resounding success. A lei contest took place in the lobby of Bank of Hawaiʻi, and the official judges were Princess Abigail Wahiikaahuula Campbell, Elizabeth Lahilahi Webb (lady-in-waiting for Queen Liliʻuokalani), and Aliʻi Lucy Kalanikiʻekiʻe Davis. The festival included a lei competition in which lei were judged based on the appropriate use of flowers and colors of islands as designated in 1923 by Hawaiʻi’s Territorial Legislature. Ever since this inaugural lei competition in 1928, the islands have continued to celebrate May Day in Hawaiʻi as being synonymous with Lei Day.

There were no sales in February or March. One home sale closed at Kohanaiki in the month of January for $6.2M or 96.80% of the Sale/Current price. The residence spent 3 days on the market and the price per square foot, land/building, was $2,759.
Two condo sales closed at Kohanaiki in March. Prices averaged 95.40% of the Sale/Current Price or $5.075M. The units were on the market for an average of 43 days and the price per square foot averaged at $2,170.
2025 YEAR END MARKET STATS
A total of 20 sales closed in the coastal club community of Kohanaiki in 2025; eight were residences and 12 were condominiums. The average sales price was $9,680,000 for residences and for condos $4,986,666, representing a Sale to List ratio of 94.85% of original list price. Units spent an average of 79 days on the market and the average price per square foot was $1,984.

May Day is Lei Day in Hawai`i, and if you are an admirer of the many types of lei and Hawai`i’s florals, you’ll want to celebrate the beauty and tradition of Hawaiian lei making at Queens’ Marketplace’s May 2 Lei Contest. Proudly presented by Waikoloa Beach Resort and organized by Traditions Hawai`i in partnership with Hale Kua, this cultural showcase highlights the artistry and deep-rooted significance of lei through three traditional styles—Wili, Haku, and Kui—offering both participants and spectators an immersive experience in Hawaiian craftsmanship. Make your own lei and participate. Lei entries and registration will take place from 1 to 2 PM, with a $5 fee per entry and no limit on submissions. Judging follows from 2:30 to 3:30 PM, leading into public viewing from 3:30 to 4:30 PM, where guests can admire the intricate creations up close. The event culminates with an Awards Ceremony at 5 PM at the Coronation Pavilion Main Stage, where contestants must be present or have a representative available to accept honors. Registration and exhibition will be held at the Kuleana Rum Shack Tasting Room.
