Kūki‘o Resort Contingent /Pending Properties For Sale

Kūki‘o Golf and Beach Club is a private, residential equity club on the Kona-Kohala coast. Club membership is exclusive to residents and includes a full service clubhouse, spa and fitness facility, dining, 10-hole Tom Fazio-designed Short Course, and ocean sports program. There is also an 18-hole Tom Fazio-designed Championship Golf Course up mauka (mountain). Situated on 675 acres, the community includes 143 home sites.

The Bon dance, or Bon Odori, is a Japanese folk dance performed during the Obon Festival. It’s a cultural tradition rooted in Buddhist practices that honors the spirits of ancestors. The dance's origins are believed to stem from a Buddhist legend about a monk's rejoicing after rescuing his mother from the afterlife, with his joyful dance becoming the basis for the Bon dance. It was brought to Hawai`i by the plantation workers from Japan, and now the Bon dance events are held among the five major islands (Kauai, Oahu, Molokai, Maui ,and Hawaii) on weekend evenings from June to August. They are usually held at Buddhist missions, but sometimes at Shintoist missions or at shopping centres.

There were no home sales in April through June of 2025. Two home sales closed in Kūki`o in the month of March. The homes spent an average of 32 days on the market and prices averaged 82.60% of the Sale/Current price or $21.925M. Price per square foot for land/building averaged $5,362.

There were no condo sales in April through June of 2025. One condominium sale closed in Kūki`o in March, bringing 89.90% of the Sale/Current price or $10.75M. The unit spent zero days on the market and the price per square foot was $3,924.

Sales on eight homes closed in Kūki`o during 2024 with sale prices ranging from $9.3M to $36.5M. This is an average of $19,375,000 or 91.43% of the Sale/Current Price. The residences spent an average of 97 days on the market and the average price per square foot, land/building, was $4,065.
