One condominium sale closed at Kūkiʻo in June. The unit sold for $9,999,999 — matching its list price at exactly 100% of the Sale/Current Price — with zero days on the market. At $3,679 per building square foot, it further underscores the ultra-premium pricing that defines this community.
2025 YEAR END MARKET STATS
The exclusive private community of Kūki`o recorded just seven sales in 2025 - 3 condominiums and 4 residences. Average sales prices were $21,975,000 for residences and $12,950,000 for condos – a Sale to List ratio of 87.72% of original list price. EVENTS
Hula is for all ages, and on September 9th and 10th, the County Department of Parks and Recreation presents the Kupuna Hula Festival at the Outrigger Kona Resort in Keauhou. More than 250 kupuna (elders) from Hawai`i Island, Molokai, and Japan will perform. A free craft fair will be featured on the festival days from 8 a.m.- 5 p.m. as well, with jewelry, fresh flowers, art, and local crafts. Doors open at 4 p.m.; showtime is 5 p.m.
