Ancient Hawaiians were geniuses at improving their natural environments to support a sustainable lifestyle. One great example of their ingenuity is the fishponds, Hawai`iʻs earliest examples of aquaculture, which you will find up and down the Kona-Kohala Coast. These ponds, located adjacent to the shoreline, once provided Hawai`iʻs ali`i (royalty) with a supply of fish no matter the time of year. By modifying them and managing them wisely, Hawaiians were able to raise a variety of fish in these ponds. The fish in these ponds were “kapu” (private) and for the use of the ali`i only. There are stories of “runners” who were commanded by an ali`i to make the trek – running – from Kona to the nearest fishpond to obtain fish and bring the catch back, still alive, to be prepared for a meal! The lone single-family home sale in a Kohala Coast resort recorded at Mauna Lani Resort. After 137 days on the market, the home sold for $8.2M, 91.6% of the Sale to Current Price. The price per square foot was $2,194.
Five condominium sales closed in Mauna Lani Resort during February. Sale prices ranged from $1.12M to $2.91M, an average of 100.3% of the Sale to Current Price. The units spent an average of 36 days on the market. The average price per square foot for the units was $799.
2022 YEAR END MARKET STATS
Five homes sold in Mauna Lani Resort during 2022. Sales prices ranged from $4.250M to $10.9M, averaging at $7,508,900 or 95.1% of the Sale/Current Price. The homes were on the market an average of 101 days and the average price per square foot was $1,624.
Mauna Lani Resort neighborhoods were popular in 2022 with 53 condominium sales. Sales prices ranged from $1.030M to $5.5M, averaging out at $1,766,084 or 98.9 of the Sale/Current Price. The units spent an average of 25 days on the market and price per square foot averaged at $955.
