The 1,350-acre master planned Waikoloa Beach Resort is located on the Kohala Coast and features two luxury resort hotels (The Waikoloa Beach Marriott and the Hilton Waikoloa Village) and two 18-hole golf courses to which residential owners are welcome to apply. In addition to the wide range of hotel and resort amenities, Waikoloa features two shopping centers, The Queens’ Marketplace and Kings’ Shops, and over 30 different dining options. The resort offers a wide range of accommodation options, including the Lava Lava Beach Club Cottages and multiple condominium developments, including Fairway Villas, Hali i Kai, Kolea, Shores at Waikoloa, Vista Waikoloa, Waikoloa Beach Villas, and Colony Villas.

The Portuguese made their first arrival in Hawai`i in 1878 and are an integral part of our island culture. They came initially to work the sugar cane plantations, but being industrious and forward-thinking, they soon became landowners, developing dairy industries and ranching. Their skills as stone masons helped to create the miles of stone cattle pens which still exist today and to build the outdoor ovens used for cooking and bread baking. When immigrating, the Portuguese brought their families with them and integrated their strong family culture into the communities where they settled.

There were no single-family home sales in June or May. Two homes sold in Waikoloa Beach Resort in the month of April. The residences averaged 96.65% of the Sale/Current Price or $9,312,500. The homes were on the market for an average of 218 days and the average price per square foot, land/building, was $2,308.

One condominium sale closed at Waikoloa Beach Resort in June. The unit was listed at $1,669,000 and sold for $1,629,000 — representing 97.6% of the Sale/Current Price after 21 days on the market. At $912 per building square foot, it reflects the accessible entry point this resort offers relative to its Kohala Coast neighbors.

Waikoloa Beach Resort properties remained a solid investment opportunity on the Kohala Coast with 40 sales in 2025 – 37 condominiums and 3 residences. The average sales price for residential was $4,865,000 and for condos, $1,431,026. This represents a Sale to List ratio of 95.93% of original list price; the average days-to-sale was 125 and the average price per square foot was $478.

If you’re a baker, or you just love bread, you’ll want to take in the Kona Historical Society’s Portuguese bread-making and baking demonstration every Thursday at the Society.
