September Sales Statistics for the Big Island West Coast

Real estate activity picked up in September mostly in the condominium, with a couple of bright spots in the single family markets. Mauna Lani Resort once again led the way in condo sales with seven closings, followed by Waikoloa Beach Resort and Kohanaiki, each with three sales. Two condo closings were recorded at Hualālai Resort and one at Mauna Kea Resort. Home sales were recorded at Mauna Kea, Mauna Lani and Kona Hills – one each. Days on the market – especially for condominiums – continue to be low and prices are holding at 90%-plus of the Sale/Current prices.

 

Kohanaiki

Single Family Homes – There were no sales in September, below are the statistics for August.

Condominium Sales – Condominium Sales – Kohanaiki recorded three condo sales in September, averaging $5.05M or 96.84% of the Sale/Current price. Nineteen days on the market was the average, with the average price per square foot at $1,807.

Kūki`o

Single Family Homes – There were no sales in August or September, below are stats for July.

Condominium – There were no sales in September, below are the statistics for August.

Hualālai Resort

Single Family Homes – There were no home sales in June through September, below are the stats for May.

Condominium Sales – There were two condo sales in the month of September. With minimal days on the market, the units closed at $8.6M and $9.985M, averaging 97.85% of the Sale/Current Price. Average price per square foot was $2,871.

Waikoloa Beach Resort

Single Family Homes – There were no home sales in June through September, below are the stats for May 2025.

Condominium Sales – Three condo sales recorded in Waikoloa Beach Resort in September with prices ranging between $925,000 and $1.435M. The units averaged 112 days on the market with the price per square foot averaging at $752.

Mauna Lani Resort

Single Family Homes – There was a single home sale in Mauna Lani which closed after 156 days on the market at $8.2M or 92.1% of the Sale/Current Price. Cost per square foot for land/building was $2,223.

Condominium Sales – There was an upswing in condominium sales at Mauna Lani in September with seven sales recorded. The prices ranged from $1,075,000 to $2,300,000, with an average price of $1,678,714.29 or 98.8% of the Sale/Current price. The units averaged 90 days on the market and the price per square foot averaged $1,043.

Mauna Kea Resort

Single Family Homes – Mauna Kea Resort recorded one home sale in September for $10.25M – 97.6% of the Sale/Current Price. On the market for 129 days, the home’s price per square foot, land and building, was $3,245.

Condos – One condominium sale was recorded in Mauna Kea Resort in September for $6.35M or 94% of the Sale/Current price. The unit was on the market for just 45 days and the price per square foot was $2,155.

Kona Hills/Hualālai Vistas

Single Family Homes – One home sale closed in Kona Hills in September. On the market for just 38 days, the home sold for $1.98M, or 90.80% of the Sale/Current price. Price per square foot, land and building, was $800.
