September Market Statistics Summary

As we look at sales in the resorts during the month of September, we see a clear shift in the luxury market. More properties are sitting on the market for a longer period of time, and we are seeing great options for buyers compared to the previous “once in a lifetime” seller’s market we just experienced. Waikoloa Beach Resort once again comes out on top with 5 condo sales in September, most at slightly reduced prices, yet still considerably above pre-pandemic levels. With 3 sales of single-family homes in Hualālai Vistas, we see an increase in mid-level residential sales showing an uptick and averaging just 26 days on the market.

Condominium Sales – Two condominiums sold in the month of September at an average of 101.1% of the Sales to Current Price. They had zero days on the market, with one closing at $3.975M and the other at $4.343M. The average price per square foot was $1,548.

Waikoloa Beach Resort
Condominium Sales – Five condominium sales were recorded in September with sold prices range from $835,000 to $1,39M. The units averaged 23 days on the market, closing at an average of 96.1% of their Sale to Current Price. The price per square foot for these units averaged at $779.

Mauna Lani Resort
Single Family Homes – There were no single family home sales recorded in the month of September.Below is a summary of the first six months of 2022.

Condominium Sales – The sale of two condominiums closed in September, averaging 43 days on market. The units sold at an average of 98% of Sale to Current Price with one closing at $1.295M and the second at $1.175M. Price per square foot averaged $962.

Mauna Kea Resort
Single Family Homes – There were no single family home sales recorded in the month of September. Below is a summary for August.

Condos – There were no condominium sales in Mauna Kea Resort in the month of September. Below is a summary of the first six months of 2022.

Kona Hills/Hualālai Vistas
Single Family Homes – Three single home sales recorded in Hualālai Vistas. On the market for an average of 26 days, the homes brought an average of 100.2% of the Sale to Current Price, ranging from $2.090M to $2.190M. Average price per square foot was $798.
