March 2026 Market Statistic Summaries

As the typically active winter real estate season winds down, sales activity in March remained abnormally sluggish. Single-family home closings occurred in Kūkiʻo, Hualālai, Kona Hills, and Mauna Kea Resort. Condo sales showed slightly stronger performance, with seven closings in Mauna Lani Resort, four in Waikoloa Beach Resort, two in Kohanaiki, and one in Mauna Kea Resort. Despite the slower pace, prices are holding steady, and most homes and units were on the market for 90 days or less.

Kohanaiki

Single Family Homes – There were no home sales in the month of March, leave last set of stats up.

Condominium Sales – Two condo sales closed at Kohanaiki in March. Prices averaged 95.40% of the Sale/Current Price or $5.075M. The units were on the market for an average of 43 days and the price per square foot averaged at $2,170.


Kūki`o

Single Family Homes – There was one home sale in Kūki`o in March, closing at 90% of the Sale/Current Price, or $16.2M. The home was on the market for 424 days, with a price per square, foot land/building, of $3,877.

Condominium Sales – There were no condo sales in the month of March, leave last set of stats up.


Hualālai Resort

Single Family Homes – One home sale closed at Hualālai in March for $9.3M or 97.80% of the Sale/Current Price. The home spent zero days on the market and the price per square foot, land/building, was $3,363.

Condominium Sales – There were no condo sales in the month of March, leave last set of stats up.


Waikoloa Beach Resort

Single Family Homes – There were no home sales in the month of March, leave last set of stats up.

Condominium Sales – There were four condo sales at Waikoloa Beach Resort in March. The units averaged $1.055M or 96.15% of the Sale/Current Price. They spent an average of 64 days on the market and the price per square foot averaged $878.


Mauna Lani Resort

Single Family Homes – There were no home sales in the month of March, leave last set of stats up.

Condominium Sales – Mauna Lani Resort recorded 7 condo sales in March with an average price of $1,750,571.43 or an average of 98.16% of the Sale/Current Price. The units averaged 22 days on the market, with an average price per square foot of $815.

 


Mauna Kea Resort

Single Family Homes – There was one home sale in the month of March, after 270 days on the market the home closed at 98.40% of the Sale/Current Price or $9.6M. The price per square foot, land/building, was $2,106.

Condominium Sales – The sale of one condo was recorded in Mauna Kea Resort in the month of March for $5.950M, 90.20% of the Sale/Current Price. The unit spent 243 days on the market and the price per square foot was $1,844.


Kona Hills/Hualālai Vistas

Single Family Homes – There was one home sale in the Kona Hills neighborhood in the month of March. The residence sold after 76 days on the market for $3.2M or 88.80% of the Sale/Current Price. The price per square foot, land and building, was $938.
