November 2023 Real Estate Sales Stats for Big Island Resort Areas

November real estate sales were very similar to October in the resorts with a total of six condominiums and three homes closing in the month. Condo sales were evenly split between Waikoloa Beach Resort and Mauna Lani Resort, while home sales were scattered with one each in Mauna Lani Resort, Kūki`o,
Hualālai Vistas.


Kohanaiki

Single Family Homes – There were no home sales in July through November, below are the stats for June.

Condominium Sales – There were no condominium sales in Kohanaiki in June through November, below are the stats for May 2023.


Kūki`o

One residence in Kūki`o sold during the month of November after zero days on the market and at 91.4%
of the Sale/Current Price or $32M. Price per square foot for land/building was $4,135.

Condominium Sales – There were no condo sales from March through November, below are stats for February 2023.


Hualālai Resort

Single Family Homes – There were no single family home sales in June through November, below are the stats from May 2023.

Condominium Sales – There were no sales in May through November, below are the stats from April 2023.


Waikoloa Beach Resort

Single Family Homes – There were no single family home sales recorded in Waikoloa Beach Resort from May 2022 through November 2023, below are the stats from April 2022:

Condominium Sales – Waikoloa Beach Resort recorded three condominium sales in the month of November, ranging in price from $750,000 to $1.008M, or an average of 99.24% of the Sale/Current price. The condos averaged 34 days on the market and the price per square foot averaged $912.


Mauna Lani Resort

Single Family Homes – One home sale was recorded at Mauna Lani Resort in the month of November after 78 days on the market. It reaped 98.40% of the Sale/Current Price or $3.1M. The per square foot price of the land/building was $764.

Condominium Sales – Three condominium sales closed in Mauna Lani Resort in November, with prices ranging from $1.321M to $3.250M, an average of 99.87% of Sale/Current price. The units were on the market an average of 3 days and averaged a per square foot price of $1,124.


Mauna Kea Resort

Single Family Homes – There were no single family home sales recorded from December through November. Below is the summary for November 2022.

Condominium Sales – There were no condominium sales in Mauna Kea Resort during November. Below is the summary for September 2023.


Kona Hills/Hualālai Vistas

Single Family Homes – There was one home sale in the Hualālai Vistas neighborhood. The home sold at 96.6% of the Sale/Current Price, or $2.125M, after 176 days on the market. The square foot price for land/building was $1,020.
