January 2026 Home Sales Statistics on The Big Island

Each of the luxury resorts along the Kona-Kohala Coast recorded at least one sale in January. Three resorts – Kohanaiki, Kūki`o, and Mauna Kea – recorded one home sale apiece. Hualālai, Waikoloa and Mauna Lani resorts posted condominium sales – one at Hualālai, three at Mauna Lani and five at Waikoloa Beach Resort. Prices continue to hold and all of the homes and condos were on the market for under 90 days.

Kohanaiki

Single Family Homes – One home sale closed at Kohanaiki in the month of January for $6.2M or 96.80% of the Sale/Current price. The residence spent 3 days on the market and the price per square foot, land/building, was $2,759.

Condominium Sales – There were no condo sales in the month of January, below are the stats from December 2025.


Kūki`o

Single Family Homes – There was one home sale in Kūki`o in January. The sale closed at 85% of the Sale/Current price, or $38.25M. The home sold after zero days in the market with a price per square foot land/building of $6,768.

Condominium Sales – There were no condo sales in the month of January, below are the stats from August 2025.


Hualālai Resort

Single Family Homes – There were no home sales in the month of January, below are the stats from November 2025.

Condominium Sales – Hualālai Resort started the year by recording one condo sale for 100% of the Sale/Current Price or $9.25M. The unit spent zero days on the market and the price per square foot was $2,590.


Waikoloa Beach Resort

Single Family Homes – There were no home sales in the month of January, below are stats from May 2025.

Condominium Sales – Waikoloa Beach Resort started 2026 by leading the way in condo sales in January with five sales. The units averaged $1,130,800 or 97.44% of the Sale/Current Price. They spent an average of 61 days on the market and the price per square foot averaged $766.


Mauna Lani Resort

Single Family Homes – There were no home sales in the month of January, below are stats from December 2025.

Condominium Sales – Mauna Lani Resort recorded three condo sales in January with an average price of $2,337,666.67 or 97.91% of the Sale/Current price. Units averaged 86 days on the market and the average price per square foot was $1,324.

 


Mauna Kea Resort

Single Family Homes – There was one home sale in Mauna Kea Resort in the month of January. On the market for just 12 days, the residence sold for 98.70% of the Sale/Current price or $3.835M. The price per square foot, building and land, was $1,508.

Condominium Sales – There were no condo sales in the month of January, below are stats from December 2025.


Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales in the month of January, below are stats from November 2025.
