ABOUT
Surrounded by lava flows and over 1.5 miles of uninterrupted white sand beachfront, Kohanaiki sits on 450 acres on the Kona Coast. DID YOU KNOW?
The Portuguese made their first arrival in Hawai`i in 1878 and are an integral part of our island culture. They came initially to work the sugar cane plantations, but being industrious and forward-thinking, they soon became landowners, developing dairy industries and ranching. Their skills as stone masons helped to create the miles of stone cattle pens which still exist today and to build the outdoor ovens used for cooking and bread baking. When immigrating, the Portuguese brought their families with them and integrated their strong family culture into the communities where they settled.
JUNE 2026 STATS
There were no sales in May or June. One residence sold at Kohanaiki in April for $21 million, representing 89.3% of the Sale/Current Price. The property was on the market for 419 days and achieved a combined land-and-building price per square foot of $3,984.
Two condominium sales closed at Kohanaiki in June, with prices ranging from $4,500,000 to $5,100,000 and a median sale price of $4,800,000. The units averaged 90 days on the market and sellers received an average of 96.10% of the Sale/Current Price. The median price per building square foot was $1,911.
2025 YEAR END MARKET STATS
A total of 20 sales closed in the coastal club community of Kohanaiki in 2025; eight were residences and 12 were condominiums. The average sales price was $9,680,000 for residences and for condos $4,986,666, representing a Sale to List ratio of 94.85% of original list price. Units spent an average of 79 days on the market and the average price per square foot was $1,984.
