Kohanaiki Recently Sold Properties

Surrounded by lava flows and over 1.5 miles of uninterrupted white sand beachfront, Kohanaiki sits on 450 acres on the Kona Coast. This private community features world-class amenities, including access to a unique private club experience with a 67,000 sq.ft. clubhouse completed in 2019. Members can take advantage of the tennis facility, an 18-hole Rees Jones-designed private golf course, a full fitness center, and even a community farm. Up to 400 residences are planned for the community, including 75 ocean and golf-view custom home sites.

Statehood Day, or Admission Day, is a legal holiday in the state of Hawaii in the United States. It is celebrated annually on the third Friday in August to commemorate the anniversary of the state's 1959 admission to the Union. It was first celebrated in 1969. Native Hawaiians hold a wide range of complex and deeply personal views on Hawaii’s 1959 statehood. While general voter turnout historically favored joining the U.S., many Native Hawaiians and sovereignty activists view statehood and the 1893 overthrow of the kingdom as an illegal occupation, while others appreciate American citizenship and economic stability.

There were no sales in May or June. One residence sold at Kohanaiki in April for $21 million, representing 89.3% of the Sale/Current Price. The property was on the market for 419 days and achieved a combined land-and-building price per square foot of $3,984.

Two condominium sales closed at Kohanaiki in June, with prices ranging from $4,500,000 to $5,100,000 and a median sale price of $4,800,000. The units averaged 90 days on the market and sellers received an average of 96.10% of the Sale/Current Price. The median price per building square foot was $1,911.

A total of 20 sales closed in the coastal club community of Kohanaiki in 2025; eight were residences and 12 were condominiums. The average sales price was $9,680,000 for residences and for condos $4,986,666, representing a Sale to List ratio of 94.85% of original list price. Units spent an average of 79 days on the market and the average price per square foot was $1,984.

Hula is for all ages, and on September 9th and 10th, the County Department of Parks and Recreation presents the Kupuna Hula Festival at the Outrigger Kona Resort in Keauhou. More than 250 kupuna (elders) from Hawai`i Island, Molokai, and Japan will perform. A free craft fair will be featured on the festival days from 8 a.m.- 5 p.m. as well, with jewelry, fresh flowers, art, and local crafts. Doors open at 4 p.m.; showtime is 5 p.m.
