Kona Hills Estates is a gated community located on the slopes of Hualālai Mountain, just south of the Kona International Airport. The neighborhood is intimate, with fewer than 50 custom-designed homes, each situated on a one-acre parcel. There are outstanding views of the coastline, and its elevation is ideal for enjoying Kona’s sunny weather and island breezes.

Your neighborhood sits on the slopes of Hualālai, one of five major volcanoes that created this Island of Hawaiʻi. It has not erupted since 1800, but is still considered "active."

The Portuguese made their first arrival in Hawai`i in 1878 and are an integral part of our island culture. They came initially to work the sugar cane plantations, but being industrious and forward-thinking, they soon became landowners, developing dairy industries and ranching. Their skills as stone masons helped to create the miles of stone cattle pens which still exist today and to build the outdoor ovens used for cooking and bread baking. When immigrating, the Portuguese brought their families with them and integrated their strong family culture into the communities where they settled.

There were no home sales in June. One residential sale closed in the Kona Hills area in May. The property was listed at $2,100,000 and sold for $2,080,000, reflecting 99% of the Sale/Current Price — though the Sale/Original Price ratio of 91.2% indicates the home had seen a price reduction during its marketing period. At 38 days on the market, the sale moved at a measured but healthy pace. The price per building square foot was $783, and the price per land square foot was $48.

Hualālai Vistas

There have been no home sales since November 2025. There was a home sale in the Hualālai Vistas neighborhood that month. The residence sold after zero days on the market for $2.145M or 85.90% of the Sale/Current price. The price per square foot, land/building, was $840.

Kona Hills Estates

There were 4 residential sales in 2025 for this North Kona neighborhood, with an average sales price of $2,383,750 – List to Sale ratio of 93%. The homes were on the market for an average of 90 days and the price per square foot was $601.

Hualālai Vistas

There were 2 residential sales in Hualālai Vistas in 2025, with an average sales price of $2,140,000 for this North Kona luxury neighborhood – List to Sale ratio of 92.5%. The homes were on the market for an average of 14 days and the price per square foot was $819.
