Kona Hills Estates is a gated community located on the slopes of Hualālai Mountain, just south of the Kona International Airport. The neighborhood is intimate, with fewer than 50 custom-designed homes, each situated on a one-acre parcel. There are outstanding views of the coastline, and its elevation is ideal for enjoying Kona’s sunny weather and island breezes.

Your neighborhood sits on the slopes of Hualālai, one of five major volcanoes that created this Island of Hawaiʻi. It has not erupted since 1800, but is still considered "active."

Prior to the arrival of humans, the Hawaiian Islands supported an incredibly diverse and unique collection of bird species. There were at least 113 endemic species (found only in Hawaiʻi), ranging from flightless geese, ibis, rails, flycatchers, and the famous Hawaiian honeycreepers, of which at least 59 species have been described. Since human arrival, 71 birds have been confirmed lost: 48 before the arrival of Europeans, and 23 since Captain Cook first arrived in 1778.  Of the remaining species, many are designated as vulnerable, threatened, or endangered by state or federal programs. One residential sale closed in Kona Hills in August. The property was listed at $2,295,000 and sold for $2,150,000- representing 93.6% of the Sale/Current Price after 144 days on the market. The Sale/Original Price ratio of 86.1% indicates the home underwent a price reduction during its marketing period. The price per building square foot was $519 and $51 per land square foot.

Hualālai Vistas

There have been no home sales since November 2025. There was a home sale in the Hualālai Vistas neighborhood that month. The residence sold after zero days on the market for $2.145M or 85.90% of the Sale/Current price. The price per square foot, land/building, was $840.

Kona Hills Estates

There were 4 residential sales in 2025 for this North Kona neighborhood, with an average sales price of $2,383,750 – List to Sale ratio of 93%. The homes were on the market for an average of 90 days and the price per square foot was $601.

Hualālai Vistas

There were 2 residential sales in Hualālai Vistas in 2025, with an average sales price of $2,140,000 for this North Kona luxury neighborhood – List to Sale ratio of 92.5%. The homes were on the market for an average of 14 days and the price per square foot was $819.

Celebrate the diverse bird species found in Hawai`i at the 2026 Hawai`i Festival of Birds, October 24, in Hilo. This full-day event (9 am-5:30 pm) at the Grand Naniloa Hotel includes a Bird Fair, presentations exploring different areas of conservation and connection to the birds of Hawai'i, and expert guest speakers. There will also be a Silent Auction and a free Public Hour from 4:30-5:30 pm.
