Kūki‘o Resort Recently Sold Properties

Kūki‘o Golf and Beach Club is a private, residential equity club on the Kona-Kohala coast. Club membership is exclusive to residents and includes a full-service clubhouse, spa and fitness facility, dining, a 10-hole Tom Fazio-designed Short Course, and an ocean sports program. There is also an 18-hole Tom Fazio-designed Championship Golf Course up mauka (mountain). Situated on 675 acres, the community includes 143 home sites.

Prior to the arrival of humans, the Hawaiian Islands supported an incredibly diverse and unique collection of bird species. There were at least 113 endemic species (found only in Hawaiʻi), ranging from flightless geese, ibis, rails, flycatchers, and the famous Hawaiian honeycreepers, of which at least 59 species have been described. One estate home sold at Kukio in August for $18,000,000 - representing 97.2% of its $18,500,000 list price - with zero days on the market. At $3,013 per building square foot and $383 per land square foot, the swift closing reinforces Kukio's standing as one of the most coveted addresses on the Kohala Coast.

There were no condo sales in August. One condominium sale closed at Kūkiʻo in June. The unit sold for $9,999,999 — matching its list price at exactly 100% of the Sale/Current Price — with zero days on the market. At $3,679 per building square foot, it further underscores the ultra-premium pricing that defines this community.

The exclusive private community of Kūki`o recorded just seven sales in 2025 - 3 condominiums and 4 residences. Average sales prices were $21,975,000 for residences and $12,950,000 for condos – a Sale to List ratio of 87.72% of original list price. Average number of days to sale was 11 and the average price per square foot was $3,773.

Celebrate the diverse bird species found in Hawai`i at the 2026 Hawai`i Festival of Birds, October 24, in Hilo. This full-day event (9 am-5:30 pm) at the Grand Naniloa Hotel includes a Bird Fair, presentations exploring different areas of conservation and connection to the birds of Hawai'i, and expert guest speakers.
