The Kona Nightingale is a little-known piece of Kona’s coffee history. Farmers brought donkeys to Hawai`i in the 19th century to haul coffee cherries and heavy supplies across steep Kona lava fields. Because many farmers could only afford a single donkey, the lonely animals would loudly bray across the valleys at night, earning them the ironic nickname "Kona Nightingales". After World War II, farmers replaced the donkeys with surplus military Jeeps and turned the animals loose. The donkeys proliferated until the feral population grew into the hundreds around Waikoloa and West Hawai`i. Local groups eventually trapped, castrated, and re-homed hundreds of donkeys to sanctuaries and ranches. There were no sales in September. Two single-family home sales closed at Mauna Lani Resort in August, with prices ranging from $4,500,000 to $38,200,000 and a median sale price of $21,350,000. Both properties required extended marketing periods, averaging 558 days on the market, and sellers averaged 89.5% of the Sale/Current Price. The median price per building square foot was $3,802 and $379 per land square foot.

Four condominium sales closed at Mauna Lani Resort in September, with prices ranging from $1,085,000 to $1,700,000 and a median sale price of $1,154,000. Units averaged 152 days on the market, with a median of 127 days. Sellers averaged 94.23% of the Sale/List ratio, with a median of 93.5%. The median price per building square foot was $868.

Mauna Lani Resort led the way in sales in 2025 with 60 transactions – 55 condos and 5 residential – demonstrating its continued popularity with buyers seeking the best of resort living on the Kohala Coast. Average days on the market were 101 and the average sales price was $6,946,000 for residences and $2,081,691 for condos. This was a Sale to List ratio of 92.45% of original list price. The average price per square foot was $1,126.
