Maunakea recently wore a mantle of winter snow, a reminder of Poliʻahu, the revered snow goddess who reigns over the mountain. The snows of Maunakea are deeply rooted in Hawaiian legend, centering on Poliʻahu’s presence at the summit. According to tradition, she was often in conflict with the fire goddess Pele, as the two vied for dominion over the sacred, cold, and often restricted heights. The mountain’s white winter cloak symbolizes the legendary struggle between fire and ice, with Pele ultimately retreating to the island’s southern regions, leaving Poliʻahu to reign supreme over Maunakea.
FEBRUARY 2026 STATS
There have been no single-family home sales since May of 2025. One home sale was recorded in the Waikoloa Beach Resort for $8.75M, 88.80% of the Sale/Current price, after 174 days on the market. The price per square foot for land/building was $2,238.
Waikoloa Beach Resort led condo sales in February with five closings in February. The units averaged $1,931,800 or 97.20% of the Sale/Current Price. They spent an average of 69 days on the market and the price per square foot averaged $1,161.
2025 YEAR END MARKET STATS
Waikoloa Beach Resort properties remained a solid investment opportunity on the Kohala Coast with 40 sales in 2025 – 37 condominiums and 3 residences. The average sales price for residential was $4,865,000 and for condos, $1,431,026. This represents a Sale to List ratio of 95.93% of original list price; the average days-to-sale was 125 and the average price per square foot was $478.

EVENTS
The 31st Annual Kona Brewers Festival will be held Saturday, March 14 at the Marriott Courtyard King Kamehameha Kona Beach Hotel in Kailua-Kona. Sponsored by the Rotary Club of Kona Community Foundation, the event includes the early morning Run For Hops and a 1:30 p.m. Blessing by Kumu Keala Ching at the Ahuena Heiau. Event gates open at 2:00 p.m., and the beer taps close at 6:00 p.m. Live music will be provided by Ron Artis of Haleiwa. More than 15 breweries are scheduled to participate from around Hawai`i and the United States, and five Kona restaurants will be offering tasty bites to go along with the brews. Tickets are $100 per person, and event proceeds go to community service organizations.
