September Market Sales Statistics

Real Estate sales in the Resorts continued to be sluggish in September, the one bright spot being six condominium sales at Mauna Lani Resort. Otherwise, there were just two home sales – one each in Kohanaiki and Kūki`o. Other sales – condominiums – were limited to Waikoloa Beach Resort and Mauna Kea Resort – three in Waikoloa and one in Mauna Kea. Sale/Current prices remain steady, while days on the market varied.

Kohanaiki

Single Family Homes – KKohanaiki recorded one home sale during the month of September. The residence spent 19 days on the market and sold for 90.50% of the Sale/Current Price or $10.5M. The land/building price per square foot was $3,675.

Condominium Sales – There were no condo sales in from January through September, below are end-of-year stats May 2023.

Kūki`o

Single Family Homes – One home sale was recorded in Kūki`o in September. The residence spent 150 days on the
market and sold for 89.80% of the Sale/Current price, or $9.3M. The land/building price per square foot was $2,595.


Condominium – There were no condo sales in January through September below are end-of-year stats for 2023.

Hualālai Resort

There were no homes sold in August or September, below are the statistics for July.

Condominium Sales – There were no condo sales in July through September, below are stats for June 2024.

Waikoloa Beach Resort

Single Family Homes – There were no single-family home sales in Waikoloa Beach Resort January through September. The last recorded single family home sale was in April 2022, which is shown below.

Condominium Sales – Waikoloa Beach Resort saw three condominium sales in September with units averaging 96.24% of the Sale/Current price or $1,276,666.67. They averaged 26 days on the market, with the price per square foot averaging $996.

Mauna Lani Resort

Single Family Homes – There were no single family homes sold in September, below are the statistics for August.

Condominium Sales – Mauna Lani Resort led sales at the resorts in September with six condominium closings. The units ranged in price from $1.2M to $2.399M, averaging at 98.79% of the Sale/Current price. The units averaged 67 days on the market at a cost per square foot of $927.

Mauna Kea Resort

Single Family Homes – There were no single family home sales in July through September, below are stats for June 2024.

Condos – A single condominium sale recorded at Mauna Kea Resort for 102.10% of the Sale/Current price, or $7.1M. The unit spent 2 days on the market and the price per square foot was $2,589.

Kona Hills Estates and Hualālai Vistas

Hualālai Vistas:

There were no home sales in March through September, below are the stats for February.

Kona Hills:
There were no sale in the month of September, below are the stats for August.
