April 2026 Market Statistic Summaries

Real estate prices along the Kona-Kohala Coast continue to demonstrate strength and stability. While days on market remain variable and overall sales activity continues at a measured pace, the single-family residential market showed renewed momentum in April, with notable sales recorded at Kohanaiki, Kūkiʻo, Hualālai Resort, and Waikoloa Beach Resort.

The condominium market was led by Mauna Lani Resort, which recorded eight closings during the month of April. Additional condominium sales were also reported at Kohanaiki, Hualālai Resort, and Waikoloa Beach Resort.

Kohanaiki

Single Family Homes – One residence sold at Kohanaiki in April for $21 million, representing 89.3% of the Sale/Current Price. The property was on the market for 419 days and achieved a combined land-and-building price per square foot of $3,984.

Condominium Sales – Two condo sales closed at Kohanaiki in April. Prices averaged 95.10% of the Sale/Current Price or $5,847,500. The units were on the market for an average of 165 days and the price per square foot averaged at $2,014.


Kūki`o

Single Family Homes – Kūki`o recorded one home sale in April, closing at 91.40% of the Sale/Current Price, or $16M. The home was on the market for 0 days; the price per square, foot land/building, was $5,197.

Condominium Sales – There were no condo sales in the month of April.


Hualālai Resort

Single Family Homes – One home sale closed at Hualālai in April for $16.5M or 103.10% of the Sale/Current Price. The home spent zero days on the market and the price per square foot, land/building, was $2,820.

Condominium Sales – There was one condo sale in Hualālai Resort in the month of April. The unit sold after just 56 days on the market for $5.3M or 89% of the Sale/Current Price. The price per square foot was $2,205.


Waikoloa Beach Resort

Single Family Homes – SF Homes – Two homes sold in Waikoloa Beach Resort in the month of April. The residences averaged 96.65% of the Sale/Current Price or $9,312,500. The homes were on the market for an average of 218 days and the average price per square foot, land/building, was $2,308.

Condominium Sales – Waikoloa Beach Resort closed sales on two condominiums in the month of April. Price averaged $1,109,000 or 98.65% of the Sale/Current price and the units spent an average of 98 days on the market. Price per square foot averaged $825.


Mauna Lani Resort

Single Family Homes – There were no home sales in the month of April.

Condominium Sales – – Mauna Lani Resort recorded eight condominium sales in April, with an average sales price of $2,276,248 and sellers receiving an average of 97.06% of the Sale/Current Price. The units averaged 70 days on the market and achieved an average price per square foot of $1,239.


Mauna Kea Resort

Single Family Homes – There were no home sales in the month of April.

Condominium Sales – There were no condominium sales in the month of April.


Kona Hills/Hualālai Vistas

Single Family Homes – There were no home sales in the month of April.
