ABOUT

Kūki‘o Golf and Beach Club is a private, residential equity club on the Kona-Kohala coast. Club membership is exclusive to residents and includes a full service clubhouse, spa and fitness facility, dining, 10-hole Tom Fazio-designed Short Course, and ocean sports program. There is also an 18-hole Tom Fazio-designed Championship Golf Course up mauka (mountain). Situated on 675 acres, the community includes 143 home sites.

The rising of Makaliʻi (the constellation Pleiades) in the east at sunset marks the beginning of the Hawaiian new year, known as Makahiki. Makahiki will last until late January or February. It is a time set aside for tribute, harvest, sport, and play. The word makahiki can refer to a time of celebration, and the roughly four-month period of Makahiki was historically a time of peace and plenty, relaxation and games, and for harvest. It was also a time to honor the god Lono, one of the four major gods recognized not only here in Hawaiʻi, but throughout the Pacific. His domain includes fertility, agriculture, and peace. During Makahiki, the qualities of Lono were celebrated by feasting, competing in sports and games, hula, and storytelling. Makahiki also signifies a time of rest and rejuvenation for both the land and the people.

There were no condo sales from September through November. A single condo sale recorded in Kūki`o in August after zero days in the market. It brought 97.50% of Sale/Current price or $14M. The price per square foot was $4,955.

2024 YEAR END MARKET STATS

Sales on eight homes closed in Kūki`o during 2024 with sale prices ranging from $9.3M to $36.5M. This is an average of $19,375,000 or 91.43% of the Sale/Current Price. The residences spent an average of 97 days on the market and the average price per square foot, land/building, was $4,065.
